    I rented with them about 8 years ago. They just emailed us recently saying we owe $92 each, or something like $368 total. I asked for proof and they stopped responding. I know they took our security deposit, then they tried to say they needed money for “repairs” but refused to show me proof of anything. Other people in their google reviews have mentioned similar experiences.

    All four tenants vacated the property on June 24, 2014 and left the property in poor condition.  Repairs and cleaning expenses exceeded the tenants' security deposit of which they were advised via their move-out disposition packet which was sent on August 4, 2014.  This packet documented deductions from the security deposit, photos of damages and filth and a letter advising them that they had an outstanding balance of $370.37 that was due within 10 days.  We have knowledge that the tenants received a copy of the move-out packet as tenant ***** ******* paid one fourth of the balance due on August 13, 2014.

    On 3/24/2023,  Adams Housing notified the group of former tenants that they still had an outstanding balance on their account and that it would be sent to collections if it was not brought to a zero balance by April 25, 2023.

    On April 3, 2023, Adams Housing received an inquiry from ****** ******* requesting a copy of the tenant ledger as justification for the balance due.

    On April 4, 2023 at 3:03pm EST, Adams Housing responded to Mr. ********* email with a copy of the tenant ledger and a copy of the disposition letter stating the balance due per Mr. ********* request.

    On April 4, 2023, Mr. ******* responded to Adams Housing's email requesting additional documentation of the move-out charges and followed up with a phone call several days later requesting the same.  Adams Housing Staff advised that the original file is in storage and that Adams Housing would start collecting the information at our earliest availability.  In the meantime, the account would not be sent to collections.

    On April 17th, Mr. ******* emailed requested documentation again. Adams Housing was still in the process of going through files and previously advised that Mr. ******* would be provided with documentation at our earliest availability.

    On April 25, 2023, Mr. ******* sent another email accusing Adams Housing of refusing to provide documentation of the balance due, which we previously agreed to provide and were actively working on gathering.  Mr. ******* accused Adams Housing of "scamming" people out of money and subsequently filed a complaint with the BBB.

    Attached, you will find a copy of the tenant ledger requested by Mr. ******* on April 3, 2023 and sent by Adams Housing on April 4, 2023 as well as a copy of the security deposit disposition letter which was also sent by Adams Housing on April 4, 2023.  These original documents existed electronically and, as such, Adams Housing was able to produce them within 24 hours.  The additional documentation later requested by Mr. ******* was only available in hard copy and stored off-site.  Mr. ******* was advised during his phone conversation that Adams Housing would gather said information at our earliest ability and send it to him.  In the weeks that followed, Mr. ******* continued to demand documentation that Adams Housing staff already advised would take some time to retrieve.  We're attaching that documentation to this response.  Please note that all of this information including photos, a detailed breakdown of deductions, tenant ledger and security deposit disposition letter was provided and received by tenants following their occupancy.

    In response to Mr. ********* accusation, Adams Housing never refused to provide the information requested and clearly communicated on April 4th that it would produce such documentation as soon as possible.  This documentation was also provided to Mr. ******* following the end of his tenancy via first class mail to the forwarding address given by himself or one of his roommates.  As Mr. ******* reviews the attached photos, we hope that they jog his memory in regards to the deplorable condition he and his roommates left our property and we hope he'll rethink his assertion that Adams Housing was an "extremely poor" landlord.  The walls were filthy with black marks, skicky marks and other filth and damage requiring nearly the entire house to be repainted after just one year of tenancy.  Spoiling food was left in the kitchen and refrigerator.  Multiple light bulbs and blinds were damaged or not working.  Dried dog feces and urine was caked into the carpet and hardened onto the hardwood floors throughout the entire house causing a foul odor.  The carpets were nearly unrecognizable due to the amount of dog hair.  There were multiple items of furniture, trash and other personal belongings left behind on the property that had to be removed.  Furthermore, I find it prudent to mention that several years after the tenancy ended, roommate ***** ******* approached me, James Littlefield, at a real estate conference and acknowledged the poor condition in which she, Mr. ******* and their two roommates returned the House to Adams Housing and extended her apologies.  Prior to the tenancy, the house was professionally cleaned, painted, and inspected for quality.  Please remit payment for the remaining balance due which is $185.19, post haste.

    I am rejecting this response because:

    I left a message with them and they never responded to my voicemail. They did not say they would produce the documents ever. That is a lie. If they had responded I would not have continued to email…. Also, me and the other roommates moved out about 3 weeks earlier than ***** *******, and the property was in fine condition. None of the things listed were present. ***** kept her dog locked in the house with food, alone, for a probably a week or more. We came back one time before the lease was up, and there was dog waste everywhere, and the said mess. That is no one’s fault but ***** *******. 

    However, the business is still lying about producing records. I’ve requested them multiple times, and not once via email or phone call have they told me they would produce them. I do not believe the clean up work (which is not my fault anyway) cost more than our security deposit. That is why they did not answer, and still have not provided records. Because it is a lie that I owe that much. Zero out my account and leave me alone and stop lying to people.

    Evidence and documentation of the filth and damage, including photos, was produced in our previous response today.  Per your lease, you and your roommates are jointly and severally liable for the property which includes payment of bills and rent.  By your own admission, the house was in poor condition upon vacating.  Whose fault or who caused the mess is not our responsibility to sort out.  That's an inter-tenant squabble.  As you are all four jointly and severally liable for the damages, and as you have refused to remit payment for the shameful condition in which YOUR GROUP left our property, and as we have now collected the documentation necessary to send your account to collections, we will be doing so by the end of the week. Thank you.

    I am rejecting this response because:

    you still have not produced the documents proving I owe that money…. The one I have asked for 3 times and you claim you are looking for… you have had 20+ days and you still have not proven we owe you that much. Where are the Incidental Deductions, Itemized Deductions, and Materials worksheets? All I see is you producing a number with zero proof of why. You have some terrible google reviews for things exactly like this. You also lied about answering me completely, which were just glossing over. To recap, you are a liar, and you have not produced the proof of why we owe you any money. This really isn’t worth my time but I despise businesses like you nickel and diming every tenant without proof.
