      Grady Management is trash I was terminated due to low staff in office and was told to do something that was in correct put on a false performance sheet great reviews my tenants loved me the managers are all in it together with the mistreatment of staff members by managers dont get corrected they let harassment go on and dont do anything about it they **** very unprofessional company

      STAY AWAY. Rating: (1/5) Review: ************** Senior Apartments ****************************************************************************************** Senior Apartments is, without a doubt, the worst place I have ever lived. The management company, Grady Management, and their employees are consistently untruthful, mean, and downright unprofessional. They fail to address residents' concerns and lack basic respect and courtesy. Promises are often broken, and any attempts to seek assistance are met with hostility. The overall atmosphere feels negative and unwelcoming, making what should be a comfortable living environment quite the opposite. I would strongly advise anyone considering *************** to look elsewhere.

      I also can't wait to leave this filthy place (Virginia Branch). Woke up today and found out that my car got towed even though I'm a resident, have a STICKER and pay rent here!!! Their excuse is that I parked in a visitor's space and that's guidance from management. As a resident of this messed up apartment complex, I deserve a citation/warning at least. This horrible management acts like they have their acts together. THIS IS UNACCEPTABLE. NO ONE should live in any apartment complex that this filthy place manages!!! let's not talk about their incompetent staff! PLEASE DON"T MOVE HERE.

      Horrible! I cannot wait to leave this filthy roach infested apartment at Discovery Square. In addition, when I first moved into an another apartment at Discovery Square on the second floor, the apartment that I had moved in was not properly inspected. I had a bathroom cabinet detach from the wall and I had to lift it quickly on my shoulder hurting myself so that it wouldn’t shatter on the floor. Another incident when I first moved in was that I given one set of keys and my son had just left to go to school and was unable to lock the door. I heard the door open and before my eyes was a total stranger heavily intoxicated on drugs. Another incident after that was that a Grady Management employee walked opened my apartment door before I was able to get to the door. In addition the balcony was and still is a hazard since the wooden floor was tilted. My son’s bike was also stolen from Discovery Square. And lastly, my apartment has had roaches for over a month now. It is absolutely unacceptable to be paying as if we were living in luxury while we are basically living in a gutter. The only clean area is the lobby so that people that come in will be fooled.

The community has addressed past concerns and current concerns. The resident has decided to move out. As a sign of good faith, the property is not charging premature lease termination fees. The resident was thankful about termination fees being waived, and the flexibility offered to her to find a new apt. home. She mentioned that she would update the negative reviews she posted.

      I've lived at Discovery Square Apts since it opened (2016), previously managed by Lincoln and now managed by Grady Management. This place has gone down hill. Last November I had an intruder (stranger) walk inside my apartment- this individual was not a resident here, he was a drug addict. I have complained several times about the safety issues here with the doors not properly closing. My son’s bike was also stolen from here. This place has become so filthy, it is unbearable to live here. My apartment is infested with roaches. They sprayed once and the issue did not resolve. The second time the pest control guy came, he said because I had been using Raid, that he wouldn’t be able to spray, so basically I’m supposed to do nothing about the roaches. I am killing anywhere between 15-20 roaches a day in this so called luxury apartment. They sure know how to fool people by keeping the main lobby super clean. What about the hallway carpets?

      I have lived in Discovery square apartment since 2 years now. The property has become run down and infested with pests. The management is very rude and indifferent to the requests and complaints of the residents. We have been facing the pest issue in the property for almost 8 months. They hire a very shitty service to treat the apartment without even trying to get to the root of the problem. The whole community is infested which they didn't even know about. Ideally they should have regular treatments which they never did and now they are forcing residents out of the apartment without even considering their situations to treat the apartment with harmful chemicals.

      Evolution at Town in Laurel:
      Horrible upper management that lacks the courtesy to reply to an email of concern.
      Lived in 2 units: moved due to a rodent infestation, was not reimbursed for the moving to the new unit, and was charged a difference of 200.00 to move. No one wants to live with rodents so I paid and moved. Emailed the Regional manger with no reply. 2nd unit has had issues: sparking dryer (left in apt for a couple of days and changed out due to my request), AC blowing out hot air and causing an extremely high electrical bill; was told ac needed freon; that was done and 2 weeks later AC was out again, freon charge and then the AC was ok, next week another AC issue, and after expressing that I thought something more was going on with the AC and emailing the manager I was told there was a leak and a contractor needed to come out. 3 days later I work a 13hour shift and come home to find my AC running all day with a temperature reading of 80. Called maintenance and told them to send someone asap, technician was annoyed and told me he would bring a portable unit. So 1 portable ac for a 1200 sq ft apt, and was told it has to go in a room. An AC that runs continuously, blowing out hot air, and no temperature change incurs an expensive electric bill. I pay way too much money to not receive the amenities that are advertised.

      I've lived at Discovery Square Apts since it opened (2016). The property, previously managed by Lincoln is now managed by Grady Management, INC. Over the past few years, the property and management thereof continue on a downward trend. What once was a quiet, peaceful, safe place to live has become just another mediocre apartment. There's no question there is an uptick in crime everywhere, and Discovery Square Apartments is no exception. Drugs, car break-ins, stolen property (locked bicycles in the garage; weight equipment from gym which management said they will not replace; packages in the mail room (including someone opening packages looking for something of value).), is an on-going problem. Someone tried to sell my 15-year-old son drugs (pills). Ever sense marijuana was legalized, the smell permeates the halls and corridors (despite the non-smoking clause in the lease agreement). Exterior Doors (opened w/key fob) are broken and remain that way. On any given day, many exterior safety lights (paths, poles) don't work. Nine months ago, new tenants moved in above us. Their bass (sub-woofer) has woken us up at all hours of the night. Further, it continues all day on the weekends. The sound is a constant thumping on the ceiling in our apartment. My wife and I have had to leave to get away from the noise. We've had to call the Police at least a dozen times. We've been reporting it to management (beginning August 2022) --management tells us to call the Police. The police say talk to management. Management told us to record the noise, otherwise they can't do anything. I sent them the recording and they responded with the usual, we'll follow up with them. And then do nothing. This issue is not going away, so we will have to break our lease. So, take it from someone who has been here since day one, don't do it. We moved to Discovery Square from Camden at Dulles Station. We should have stayed there.

      Hello Mr. Philip White, I have read your review and have tried to call you on your phone, and emailed you a few times asking for us to meet to discuss all the concerns you raise in your review. I am sorry that you have been having noise complaints in your apartment. The office has reached out to the person you have made repeated complaints against, like I said in my emails I would like to meet with you and with the other resident so we can come to a better understanding of this situation. You mention in your review several safety issues, I am new to the property and I haven't been aware of any safety concerns that have been brought to my attention by our staff. We do property inspections to make sure that our property is in top shape, that lights are working, that our entry doors are locked at all times, and we try to always offer the best customer service to our residents. I once again extend an invitation to meet with you in person hopefully in the coming days.

      I went to view an apartment in September 2022 (455 at Tinner HIll). I walked into the leasing office building for my appointment and no one was there. After 5 minutes I was greeted by a representative. I expressed what I was looking for. He handed me a key fob and a price list of the various apartments to view. It was not a guided tour by the apartment representative. I was instructed to view them on my own. Fast forward I called him back to indicate that the special price for the apartment was not the price listed on the website. He said he could fix it and to apply. He informed me about the $50 application fee and also $300 hold fee for the apartment as well. Thereafter, due to life altering circumstances I no longer needed the apartment. I was not concerned about the $50.00 application fee but wanted a refund on the $300.00 hold fee. I called the apartment representative to inform him. He expressed it was not refundable and it was specified on the sheet provide to me when I viewed the apartment in September. I respond no it does not. It listed the prices for the apartments, amenity fee, security fee and hold fee. It did not specify that the hold fee was non refundable. Nor did the apartment representative make mention of it. I asked to speak to the manager on site. He put me on hold as he himself checked with the manager. He claimed his Manager sided with him. I have called the management company twice. I left two messages for the the regional manager. It has been a week and a half and still no response. I went online to research if any other previous applicants had the same experience. What I discovered was I was not the only one. It has been very stressful trying to speak to someone in regards to this matter. I would not recommend applying to any of their properties owned by this management company.

      Worst customer service. I tried to transfer my single bed apartment to double, gave them almost 4 months to process. At the end, they said, they cannot do it because they have to follow process for recertification and all. Is that process really supposed to take four months? At the end, I asked the both the managers if somehow they could execrate the process, they were like, nah, it doesn’t work that way, “we have some audit going on, and cannot guarantee when your things will be done.”
      If they really work like a robot without any consideration of urgency, what is the purpose of having a management team, they could implement a software that does the process anyway.
