    On March 27, 2023, I went to see the property listed by Daniel **** also known as Dan from the Samuel C Hoff Agency
    The space appeared to be outdated and in need of renovations compared to the other suites in the building. Before moving forward, I wanted to know if I would be allowed to make changes to update the property if I were interested in the property. In response to my questions and thoughts Dan stated that he could renovate the suite since he wanted to update the unit anyway to match other existing units. All discussions about the minor renovations took place during the month of April, and my realtor emphasized to Dan the urgency of my timeline and occupancy if I were to move forward with the property and sign a lease for the space. Dan mentioned that he frequently does his renovations inhouse and he agreed to a delivery date of July 1, 2023 and we moved forward with the sale.
    The lease was signed May 4th, 2023 with a delivery date of July 1, 2023 with monies in the form of two cashier checks per Dan's request totaling $9,471.67 that Dan cashed. One check for $7500.00 security deposit and one check for $1,1971.67 for July rent.
    A week before July 1, 2023 Dan informed me that I could not occupy the Property on
    July 1, 2023 as promised.
    On July 5th, 2023, I initiated communication with Dan and Dan did not respond until July 14th whereupon he shocked me with a September 1, 2023 date that he suggested for delivery which would put us out at 4 months which did not make since for those minor renovations, so I asked that we do an amend the contract to reflect the new date that Dan was offering and Dan refused to sign and would NOT guarantee delivery of the property.
    Immediately in my gut I felt something was wrong and I knew that I may be a victim of some kind of scam or scheme. Dan begin acting very strange and being caught in many lies.
    Shortly after Dan rented the same place to someone else, kept my 9,471.67 on a property I never accessed or got a key to.
