    We entered into an agreement with ***** to manage our property. He assured us that we would be paid around the 10th of the following month that is was rented out. We had to email and text constantly for our September 2024 rental money which we finally received in December but here it is February 2025 and we still have not received our October rental money. His office is not answering my text, emails, or calls. Property owners beware.

    Due to plane issues, I arrived over 24 hrs later than expected and at 2 am on 1/25. The first thing I noticed was the floor was dirty. Here I am taking off my shoes, common courtesy however I am walking on someone else's grime. I washed the floor with the Swiffer, the pad was black, I should have taken a photo. My schedule was very busy so I was not able to tell them about the floor and the awful rank smell that was trapped in the shower curtains until Friday at noon. Reply from the owner ***** over text that he would check with the team and get back to me. Nothing ever happened, no follow-through in any way. I ended up extending my stay and had to move to another unit upstairs. I inquired on the moving day if it was avail to put luggage in and was told the unit was ready, a pleasant surprise. Walked into the worst strongest cooking odors, with an almost empty can of deodorizer on the counter. no detergents for laundry. The duvet had black sticky stains on it, large spot on the floor looked like vomit someone had not finished cleaning up. Floors had debris everywhere, fold-out couch had crumbs and dirt under the cushions. The microwave door was greasy/uncleaned. Hairs in the bathroom, unwashed floormat. The worst of all the plastic shower curtain had a good 3-4 inches of pink mold; Serratia Marcescens on it. How this has carried on with other guests is beyond comprehension. I insisted the curtain be changed immediately. I have photos of everything. I have all the text messages with the responses and lack of responses from *****. I got 1 of two cleaning fees returned ($99.00). They are giving no reason why they are not returning the fee from the first rental, the one ***** took no action on. They are ignoring my emails, I said I would post all the details given they will not return my second fee. Arrogant way of doing business...all customers do not count. I highly recommend NOT using Sand Stays if you want a problem-free rental with responsible agents.

    I rented an apartment in ********* that is managed by this company. I had to cancel the trip 2 days before we were to leave because of a family medical emergency involving one of the people I was traveling with. I called Sand Stays to cancel the apartment rental and, after explaining why, I was told someone would call me back. No one called so I called again the next day saying this was urgent and was told again someone would call. I then called the number for the manager, ***************************. No one answered and the voice mail box was full. I next got a text, not a phone call, with no name on it, apologizing to "*******" (my name is *******) saying they couldn't offer me a refund or cancel the booking and that I would have to call Whimstays, the website that handles listings like this, and get a refund from them. This was texted to me after I had already told them this was a no refund listing. I became upset, even using a swear word (I later apologized for that to who ever I was texting with) and was told that because of my inappropriate tone they would no longer text with me. I then asked them to be sure they never contacted me again.

    Guests booked through a partner website and not directly through our website.   Guest had to contact them to receive his refund as we do not have his payment information to do that.  When asked to do that guest became belligerent and used foul language with our team member so all communication was stopped.   When guest finally reached out the channel he was refunded in full as they requested our permission to do so and we confirmed a full refund due to his emergency.

    We stayed at the unit in ****, *****. It was so unclean that we had to rent another unit through somewhere else. The space wreaked of garbage from the overflowing cans on the porch(these were not in the advertisement photos), there were dirty dishes in the cabinets and the dishwasher was filled with crumbs, spills and other filth. The most concerning was the M&Ms, peanuts, candy wrappers, etc under the baseboards in the "pet friendly" unit. There were wet stains on one of the comforters and several other cleanliness concerns. I would not recommend staying here, or any other unit with the same manager. After being promised almost a full refund, I am still out $1500 for a place I had to leave due to how dirty it was. They are no longer responding to messages about this.
