    I have air duct on outside of my condo. The ***************** is suppose to fix thing on outside of condo. A bird came through the air duct. The birds made a nest in my utility closet 4/12/2023. On 4/13/2023 I watch a bird fly out of the air duct. On the 4/12/2023 two board members came by to check out a possible hole in the condo but never rung my doorbell to see if I was home. So Im waiting for a work order to be completed. I called ***************** several times to see when the work would be completed. I never heard from the company that was supposed to fix the air duct vents. So on 5/9/2023 I contacted a Critter control company to remove the bird nest and put up new air ducts. I spent $300 on this incident. I have pictures of nesting material in my utility closet from 4/12/2023 to 5/9/2023 nest material kept getting bigger and bigger. As of 5/26/2023 I have not heard from management or board members about this issue. If the bird came in from the air duct they should have had to remove the nest material and gave me new air duct covers. I would like to send some photos to the Better Business Bureau.

    Associa ************ is the Managing Agent hired by the Association (Cobblestone Creek Villas). We act per our Management Contract, and at the direction of the ***** of **************** We are consultants and advisers, and we carry out the *****s decisions. We cannot force a ***** to act, nor can we enter into a Contract without their authorization otherwise we are in default of our Management Contract.

    After reviewing our records, it was found that a work was placed with our **************** Team on April 13, 2023, for animal removal.  This work order was closed since the Association doesnt cover animal removal. The Association exclusively covers the repair of the exterior where the animal entered, after the animal is removed. 

    A work order was created and sent to the ***** on May 9,2023.  On May 12, 2023, the vendor met with a member of the *****, to assess the issue based on the location provided, and found no vent in need of repair. The entire ***** assessed the issue for a second time on May 17, 2023,during the Spring walk-thru with the ********************* Manager, and again all vents on the exterior of the unit were intact.  The Manager for your Association has spoken with the ***** of ********** and they have agreed to reimburse you for the cost of the vent replacement. We apologize for any miscommunication that has occurred which prolonged this matter being resolved for you, as we always strive to prioritize communication and follow-up with all residents in the communities that we manage.  In the future, if you have an issue that remains outstanding, please contact your ********************* Manager, *****************************, directly, to escalate the matter.  The best way to reach her is by email - **************************. Please contact Autumn so she can assist you in this process and ensure that you are reimbursed for this repair in accordance with Association guidelines.
