Grand Rapids Construction started work for me in October 23' and they stated that they would have this job wrapped up very quickly BY WINTER 23'. It is now April 24' and the job is still not completed. 6+ months later, with them not finishing the job, they also failed multiple inspections with the city which resulted in the City of Grand Rapids putting a lien on my home, hundreds and potentially thousands of dollars of fines, and a threat to put a misdemeanor on my record and seize my home. Since I sent them a notice of termination with 14 days to complete the inspections and work they have gotten the inspections improved with the city, but refuse to bring the rest of their work to an acceptable standard.

******* had hired us to assist with the reconstruction of his garage after a fire had occurred. Permit approval took 60 days but within 14 days of approval the exterior work had begun. Framing, siding and door installation was completed within 10 days. The extent of damage also affected electrical so we hired Red Hawk electrical to complete the work. Red hawk pulled permit and completed work but the inspector requested some changes be completed. Unfortunately Redhawk was delayed due to staffing and just the overwhelming amount of back logged business. With the permit it Red hawks name we had to wait or begin the **** for an electrician that wanted to start an unfinished job halfway through. Red Hawk completed work as quickly as they could and all of this was communicated through the citys inspection team. We didnt accumulate any fees the projects electrical simply took longer than expected. A separate part of the city had requested that ******* keep them in the loop as to project progress after Fire damage unrelated to the actual building inspectors. ******* failed to provide ********************* available via email **************** with updates and was fined $300 for failure to comply. We as a Curtesy removed $300 from Brandons invoice despite this not having anything to do with construction or our work it was a fine due to ******* not answering multiple requests to update from this branch of the city. We have never heard of someone being prosecuted for construction delays but the City has approved all construction and per last communication with ******* he was all set on all work completed and our resolution to pay unrelated fines as a curtesy.

In May I contracted with Grand Rapids Construction for $52,000 in home repairs, assured in person by **** ******** his crew could do them, no problem.. Put $8,000 down and soon a contractor showed up, unannounced, to tear out my backyard deck and build a new one. They left a large stack of debris wood, saying work crews who would come later would clean it up with their regular waste generated removing old stuff.Put down $32,000 more, collected in person by ******** via check to avoid paying credit-card use tack ons, and last month received a load of ******** windows, meant for the window-filled porch, in boxes. They have laid stacked, moldering in rain, leaves and snow, since then, outdoors in my driveway.I rented a dumpster and cleaned out the interior of the porch. Pulled out vines growing over backyard deck debris. Plan to do same for detached garage, but at this point -- having herd NOTHING from **** ********, **** ******** -- I am wondering what's the use? Why is he evading me with my now $40,000 down?

Scott Sullivans home was determined to have a collapsing foundation that caused structural failure to the left side of his home. The failing foundation caused wall settling that took a stucco like product that was his exterior siding and snapped and cracked it in various places throughout the home. What started as a siding job now required a structural engineer and a plan to correct. Per the engineer a large porch and a front porch missing footings needed to be removed and replaced. The city as well as many trades have been working to resolve the massive structural problems that Scott’s home has encountered. The state of the home was so bad prior to us beginning that his insurance company attempted to cancel coverage. We have essentially rebuilt Scott’s exterior from foundation up. I believe scott and his wife are working through the large expenses related to repairing a collapsing home, Grand Rapids Construction has done our best to minimize cost but unfortunately due to 20 years or more of deferred maintenance we have encountered failing roof systems, dangerous electrical issues and doors and windows that had failed and rotted out. All issues had to be remedied to meet code in area of work. The great news is almost all exterior work is completed and we believe Scott and his wife are extremely pleased with the state of all work completed despite the complexity of what started as a siding project.
