    This is the 2nd complaint as my last one was not resolved. IrvKoe LLC rented a property to me in which I made timely rental payments for the entire 12 months. I notified the landlord that I would vacating. I communicated with the landlord thru texts that I had maintenance issues and no resolution occurred through my tenancy. Upon my lease end, I notified the tenant that I had left keys in the home via text message. I left two front door and two side door keys to the home along with a forwarding address. I later text the forwarding address to the landlord in other communications. I never received a move out statement and when I questioned the landlord they responded that they had kept my security deposit for damages that I previously reported. ******** law states the landlord must provide a detailed list of charges deducted from the Security Deposit within 30 days or forfeit the right to retain my deposit. I feel I was treated poorly from the beginning stages of the rental process. I maintained a clean home, paid my rent on time and followed all landlord policies. I would like my full Security ******* returned immediately.

    The security deposit itemized list was not sent to ***************** as he did not give his forwarding address to the property manager in the 4 days proceeding his move out as specified in the lease agreement.  Therefore, arrangements to provide this info were not prioritized. If *** would like a prioritized list as to why he did not receive his security deposit back, IrvKoe would be more than happy to provide that information after all the maintenance needs  have been finished. We would be able to provide this if given a 60 day extension. 

    The maintenance phone/text number is clearly printed in the lease agreement that ***************** signed.

    I rented from IrvKoe, LCC from December 1, 2021 to June 30, 2022. I submitted a Security Deposit of $1350 upon move in. I paid my rent on time each month to the account specified by the landlord. During my stay here, I had reached out via text message to the landlord in regards to the ** unit not working. She stated that a maintenance person would be on site to look, but no one ever showed up. I lived in the home with no ** the entirety of my stay. Additionally, I was never provided a proper way to submit maintenance requests other than a text message to who I was introduced as my landlord. Upon move out, I removed all belongings and returned possession of the home by the lease end date. I text the landlord that the keys were on the counter in the kitchen of the home, I also provided a forwarding address. After a few days, I requested to return to allow ******* into the home to remove a alarm system that was left behind due to ******* schedule. I never received a reply. Approximately 2-3 days later, I received a text asking how ******* entered the home and removed the equipment. I was under the impression, they had not. Things started to change quite drastically at this point. I then text my forwarding address again to the landlord to ensure they had the proper address to send my Security Deposit to. It has now been approaching 60 days since my move out and the landlord has failed to respond to my requests for security deposit on multiple occasions. Because of my persistence, I received a message with her stating that there were damages such as a broken ** unit, the toilet being clogged so she needed to call a plumber, gum on the floor, a broken door k*** that cots $50 and that she cant believe I would be asking for my deposit back. I would like to ask the BBB to please review the accounts and help me gain my Security Deposit back. The ** unit was non-functioning the entirety of my lease, there was no gum on the floor and the other items are normal renter wear.

If *** would like an itemized  list as to why he did not receive his security deposit back, IrvKoe would be more than happy to provide that information after all the maintenance has been completed.
