I rented a house from Mitchell Luban starting last year for a continuous 11 months until June of 2023. Among many issues my roommates and I had with Mitchell about basic landlord responsibilities that he would not help with, I have spoken to the current, and past tenants about their own issues with Mitchell. From my side of things, he basically stole half of our $3750 security deposit claiming we did all of these things to the house that he had to pay for: broken blinds, holes in walls from hanging various things, a few items left behind, and a cleaning fee to prepare for the new tenants, and my roommates an I also paid for the entire month of June but Mitchell required us to move out before the end of the June for the new tenants. Then I find out from the current tenants that none of those things mentioned were fixed, he never hired a cleaning crew, and they never received prorated rent. Not to mention he suggested to the new tenants that they either, sell, burn, cut up, paint, or use my piano as a kitchen table. This is a $10k grand piano that has been in my family my whole life and was given to me after my grandmother passed away, and I was in contact with Mitchell every day about when the piano would be out because I didn't want it to be in a house that's not mine with people i don't know. I know of many other issues people have had with Mitchell and his unwillingness to help as a landlord, how he won't reply for weeks when the tenant needs something, he'll tell you to deal with it on your own or learn how to live with it. He even has random service guys in unmarked vehicles showing up to the house with no heads up and the code to get in, which is a huge invasion of privacy. If there was more room in this complaint box I could keep going, but I believe Mitchell Luban is unfit to be a landlord, or realtor for that matter, and is otherwise a terrible person.
