    Pavlika, Inc. completed negligent home repair work (chimney). My wife and I agreed to chimney repair by Pavlika **** Pavlika completed the work in May 2024, issued an invoice, which we promptly paid. Despite Pavlikas repairs to the chimney, it continued to leak, and we reached out to Pavlika. Although Pavlika did return to address the leak, the leak persisted. We continued to reach out to Pavlika, and eventually Pavlika ceased communication with us in December 2024. Due to the unrepaired leak, we had to reach out to a new company, who informed us that the chimney repair was not only deficient, but that a proper repair would cost $3,500. We hired the other company to complete chimney repair that Pavlika did not sufficiently complete. (References: ORC 4722.03(3)(c) and (d); ORC 4722.08(A); ORC 4722.08(D)(2)).

    ***** and ***** **** initially contacted our company during the inspection phase of their adventure with the intent of obtaining an official quote to negotiate with the sellers of the home they were purchasing. Upon obtaining the inspection report, our company provided them with a written quote attached above for $19,500 (nineteen thousand five hundred dollars) that included the following:

    1. Disposal of materials

    2. Remove and save siding as required for chimney repair

    3. Remove and dispose of shingles on back side of chimney to rebuild cricket/saddle

    4. Rebuild saddle as required to divert water past the sides of the chimney

    5. Rebuild bottom 10' of chimney ****** walls, subfloor, and floor joists

    6. Install new roofing and flashing as required from new saddle install (match roofing as close as possible) per inspection report

    7. Re-install siding on chimney

    Bathroom Repairs:

    8. Remove and dispose of drywall on shower valve wall

    9. Repair supply line plumbing leak (additional work may be required after wall removal)

    10. Clean and treat wall cavity from mold

    11. Repair leak from bathtub drain

    12. Repair floor under tub from crawlspace and re-support

    13. Install drywall as required tape and finish ready for paint

    14. Touch up paint walls with owner supplied paint

    15. Mold mitigation on rest of crawl per inspection report. 

    The line items listed above were completed to the amount of $14,500 (fourteen thousand five hundred dollars). However, during our work we discovered additional items that were in need of repair and these are the following "extra" items that were charged to the client. These items were discovered after our crew had dismantled/demoed the areas that was previous agreed upon by the clients. 

    1. Remove brick and mantle from fireplace

    2. Clean brick to reuse

    3. Remove and reset fireplace box

    4. Remove and replace carpet in living room

    5. Re-install brick and mantle.

    The items listed above the client was charged an additional $3,000 (three thousand dollars). Which comes to a total of $17,500 (seventeen thousand five hundred dollars). Still well below the initial quote of $19,500 (nineteen thousand five hundred dollars). 

    After these repairs we were notified of a potential leak still coming from the chimney so Pavlika *** then sent an employee out to the home to determine/locate the leak and try to repair it. During this time we replaced a storm collar on the chimney at no cost to the client. At no point in our initial contract or additional charges or communications back and forth were we responsible for a new chimney cap, sweep (clean the chimney) or seal at the roof line that were provided to them by their additional contractor. Our estimate was strictly for the repair and rebuilding of the chimney frame. Its our firm stance that Pavlika *** completed the work spelled out in the contract with the extra costs under the initial amount quoted of $19,500 (nineteen thousand five hundred dollars) which left the client with $2,000 (two thousand dollars) remaining from the escrowed balance left by the previous owners of the home.
