The following describes a government action that has been resolved by either a settlement or a decision by a court or administrative agency. If the matter is being appealed, it will be noted below.
On March 21, 2025, the business entered into an Assurance of Voluntary Compliance with the Michigan Department of Attorney General. The Assurance settles allegations that Troy Place Owner, the owner of the complex, and LR Management Services, the property manager for Troy Place Apartments, failed to maintain a fully functioning heating system. This caused a Do Not Occupy order to be issued by the City of Troy, and led to frozen and burst pipes, flooding, and elevator failures.
Under the Assurance, Troy Place Owner and LR Management Services will take proactive steps to maintain functional boilers and improve communication with tenants in the event of future system failures. Additionally, to the extent not already provided, tenants residing on the first and second floors of Troy Place Apartments at the time will receive compensation equivalent to their January 2024 rent, and consumers on the third through sixth floors will receive compensation of $250.
