      This title company was used when I sold my house. I discovered they do a simple title search & if there are any liens on your property they may or may not catch them. 1 1/2 year after closing HUD came after me for $11k loan modification from 10 years previous that unfortunately didn't come up on the report run by the title company. When I asked about the note on the payoff letter that stated to call HUD because there may be a partial claim I was told 'this is just a common statement & and so they don't assume additional funds are owed" While a simple phone call would have found the claim the title company was too lazy to follow through. Another small lien on the property that I found through a different title company I was told by Midland "I didn't think that was ****** ****** weren't even going to ask me about it. This shows me a lack of due diligence.What was even more bothersome was their inability to even try to understand the situation or try to learn for future customers. There were many loan modifications made by gov't programs from 2008 - 2016 and so I would expect the title company to be familiar with some of these. They blamed it on the fact that they don't have access to my credit report which has nothing to do with ************ about a loan modification on it. Hopefully my experience was a one-off, but having to come up with $11k in a matter of weeks assuming things were completely taken care of and in essence being told I'm an idiot for not telling them something I didn't realize i had didn't sit too well with me. If you want thoroughness, find another title company to work with.
