      We had JT Lawn Services perform the annual fall sprinkler system water line blow out on a Tuesday. Following that on a Sunday, we found water in our basement, underneath and all around our sprinkler shut off and faucet water line in the utility room. Water damaged surrounding areas including lumber framing, trim boards, carpeting, and sheetrock. That is the extent of the visible damage. To stop the damage we turned off the faucet as dripping water from this point was the cause of damage. I then emailed ********* regarding the issue that Sunday, which the owner called me back the following Tuesday. He said they would usually find and leave a bucket to place under the faucet in case water drips, and that they usually tell the homeowner to check to make sure there is no leak from this point after the line blowout work. The technician neither left a bucket to catch any dripping or told me to check their work or any leak. The owner of JT Lawn Services proceeded to take zero accountability to notify the homeowner upon work completion to check in after their work and the resultant damaged basement. The explanation given was the water supply shut off valve must have went bad, but from a time after their work on Tuesday, but before I found the damage on Sunday. Given the amount of water on the floor, the drip rate of water, the 5 days from service until I found the damge, and JT Lawn Service had just down work, it would have been a miracle for the shut off valve to fail after their maintenance, but long enough before I found the issue to allow enough water to accumulate at the rate it is dripping. While I take ownership of repairing the faulty shut off valve, JT Lawn Services needs to take accountability for not notifying me of the faulty valve and/or what should be required quality check their work afterwards, and since they hadn't done either, I am requesting them to pay for damage repair to my basement.

      I apologize for the delay in responding to this complaint. While I believe you sent prior notices, this is the first one that came to my attention. For the sake of efficacy, I have addressed the customer's complaint with the following bulleted list. Please let me know if you have any questions.

      • Our technicians are unable to determine if there is a leak at the time of the blowout. Often it takes **************************************************************************************************** if the ball valve has failed and needs to be replaced. 
      • It is entirely possible that a pipe will stop dripping while the technician is there draining it, in which case he will forego the bucket as it appears to be unnecessary. It is equally possible for a leak to present itself long after the technician has left. The tech has about 45 minutes to complete each appointment before moving on to the next one. It would be logistically impossible for the tech to wait in every home long enough to determine if the ball valve is failing because, depending on how much pipe there is between the shutoff valve and the outside of the house, the drain could drip for up to six hours before the pipes are fully drained. That could be a single drop of water every minute or a single drop of water every three minutes. All of this is industry standard procedure and would not raise any red flags.
      • As the customer stated, we did reach out to him and explain the issue. With the amount of damage he is describing, even if--as stated above--the drain was still dripping when the tech was there, and he had hung a bucket under it, the bucket would have quickly overflowed and the damage would still have been done.
      • Furthermore, if our tech had noticed a significant leak, as this must have been, he would have immediately notified the homeowner. However, all he would have been able to do is tell the homeowner to contact a plumber. Our technicians are not licensed plumbers and the faulty valve that would have needed to be replaced is not something they are legally licensed to fix.
      • I would like to note that the technician who did this blowout is the same tech who did the blowouts for this house for the past several seasons. In years past, he has not needed a bucket because the system has stopped dripping while he was there. The technician himself said, when we spoke to him, that he did not recall seeing the drain dripping when he left.

       I am rejecting this response because:
      This home irrigation systems vendor, who I trusted to be the expert in blowing out our lines, did not provide what any reasonable consumer paying an expert, should have provided. Did this vendor suggest I check for leaks after his work was done? His response to my first BBB suggests this type of leak occurs. No, they did not suggest or advise me to do anything. Good thing I checked a few days after their work, or my damage would have been much worse - Note - there is still plenty of damage. Did they suggest I put a bucket under the valve in case of leak/dripping? No, nothing.

      Next, if as the response suggested, there was no leak when the maintenance technician left, but then a few days later, a huge area of water, and subsequent damage, what is the likelihood we went from a working valve one day, to a very leaky value a couple days later? Maybe my bad luck that in the 12 years the house has been around, on day ***** (or so), the day after they blew out the lines, the valve failed, and then not only did it leak, it skipped the part where it would do a very minimal leak, and went straight to a significant leak.

      Finally, when I called the owner of this business to explain what I found, the unlikeliness we go from zero leak to significant in days, and lack of advisory to check/monitor, the owner of this business took zero ownership, offered no support, zero 'we should have done this', or that they did anything wrong.

      For those that read this, assuming this is posted on the BBB website, I encourage you to question the likelihood of these events, the lack of advisory service provided by this vendor, and the outright lack of ownership of the issue. There are plenty of irrigation systems vendors out there, will others beat this very low level of service?
