    ***** Phelps is a conman. Stay as far away as you can. I am a 65 year old recent divorcee'. He started several projects at my property and didn't complete any. He ran up bills and didn't pay them and I was liable for them at the local Tru Value. He told me I needed to write checks for certain amounts, but none of the amounts match his expenses. In fact I KNOW he had me write a check to him to be able to pay a person that I hired - not him!!!! I thought the amount sounded strange. He had me write a check for over TWICE the amount I owed the person. He had me write a check for $8900 and the person told me he only asked ***** for $3800. ***** disappeared on or around March 15. He didn't return calls, texts, emails and had his daughter telling people he was in the hospital with an ifection in his intestines. The worst is he had me write him 2 checks. $18,000 to pay the Amish for labor and $18200 for materials and site prep. He said he was going to get the money back from the Amish "by Monday (March 18th)", but he needed me to write another check for $17000 to pay some other laborers. I haven't seen him or them since. I feel so stupid to have been completely duped by this dishonest scum. So, I feel he owes me an explanation. He owes me invoices that I have begged him for since the end of 2023. The receipts he's given me don't even apply to me. I don't think I owe him for a new jacket and cap from TSC or the tools he bought at TruValue that made up a large portion of a $4400 bill I had to pay. The $18200 of materials for the barn were never delivered. Add this all up. It's sickening. It's theft, pure and simple. The amount should qualify as criminal. I've found someone else he has duped, but nearly as bad as me. I have filed a complaint with the Dade County Sherrif and he is awaiting our eveidence to present to the prosecuting attorney. I WILL SEE HIM IN COURT criminal or civil.
