Rolwes Company truly cares about the customer experience and providing a great home for a great price. Everyone is extremely pleasant to work with and tries their best every day. Cannot recommend enough! I still love my home even after being in it for almost 5 years. What a FABULOUS experience I had building with Rolwes. I have built several houses across the country over the years and this is by far the best ever. Their professionalism is outstanding and personal service from their project manager was above and beyond. I would highly suggest building with Rolwes. My house is perfect! It is so nice to have young professionals working that treat you with respect and were so helpful in every aspect of the building process. ***** to a great family owned business.l that takes pride in their workmanship and a quality product.Rolwes Company

Rolwes is just like every builder, very uncaring. They build houses very fast just to make money. They are very careless, do not listen to their consumers. We are in ***************** in ********, ********. I trusted Rolwes because my real estate company told me they were better than *******. I have heard a lot of bad about *******, but obviously Rolwes wants to be like *******.Right from the beginning things were messed up. We told our salesperson, ***** who represented Rolwes the things we wanted, but he obviously did not listen. We told him that we wanted a gas hook-up for our dryer, so they put in an electric hook up. We talked to ***** about it and he said there was a misunderstanding. In other words, he misunderstood what we wanted. Rolwes did not care. We ended up paying $450.00 dollars to get the gas hook up.We specifically asked if the windows tilted in so that it would make cleaning the windows easier. ***** said "Yes" but left out the fact that only the bottom windows tilted in.In the master bathroom I decided to get just one sink instead of two. We noticed later that there was only one outlet in that bathroom. The outlet was put on the side of the vanity that was very narrow that a hairdryer, hairdryer etc could very easily fall into the sink. We checked the display home and noticed that they had two outlets. We called Rolwes to let them know that we did not get our second outlet. They responded that we only have one sink, so we only get one outlet. Somebody could have told us that information, but no one did. Just like the windows, they neglected to inform us of the information.I was going to get the Bay Window in the kitchen, but ***** talked me out of it. He told me the door would hit the chairs in the kitchen. It is odd that he would tell me that, but not disclose the windows having only bottom window tilting in and not disclosing we would only get one outlet.Rolwes Company

Clear communication is crucial, and I regret that we did not provide you with all the necessary information upfront.Regarding the specific issues you mentioned:Gas Hook-up: It appears there was a misunderstanding during the discussions about pricing and specifications. When the response, "Let's just leave it as is," was communicated, it was interpreted as a decision to maintain all standard hook-*** rather than making selective changes. Windows: We understand your frustration regarding the clarity of the information provided about the windows. While your question about whether the windows tilt in was answered, its clear that there was a gap in understanding your specific needs. Outlets: Following our previous conversation on August 29th, we have issued a service ticket to add a second outlet to your bathroom vanity. After reviewing the blueprints for your home, it has been determined that an outlet was missed. We apologize for any inconvenience this oversight may have caused in your new home.As with every customer, we recommend for them to review all the options that are on their selection sheet to ensure that we have the "recipe" to build their home documented correctly, as they have requested. We also review this information at the Pre-Construction Meeting with the Project Manager. I would like to offer a follow-up to discuss these issues further and explore how we can best address your concerns. I STRESS I WOULD NEVER BUILD WITH THIS COMPANY. ALL OF THEIR T&C's ARE 1 SIDED always in ****** FAVOR. I still stress to get EVERYTHING in writing. Still waiting on flooring to be repaired after the 5-th6th time. In fact the floating floor was glued down in spots trying to come up with a FIX when I was not here because I had to work. They will try to short cut anything they can in order to move on. Was told the cabinets when installed which were any upgrade, were designed as shown. Turns out, RSI is adding on cabinets and I told them what was communicated and they said changes could have been made and modified depending on what was desired at the time order. WAS NOT EVEN Offered. I still stress to get EVERYTHING in writing. This week I had a bomb dropped on me as a result of a NEIGHTBOR behind me having a survey done which was worked into THEIR closing costs, despite ****** saying THEY did a land survey - not really and this probably would have never come up, IF that survey was not completed in the first place. ****** was not mowing the *** they put in and up the original placement stakes boundary line either. Turns out the property lines of demarcation in back were staked incorrectly from the start of the build. Two different employees showed me the stakes, 1 prior to the house being built after the foundation was poured and another when they were fixing sod due to multiple washouts. NO ONE from this company ever even takes partial responsibility. They said I should have had a survey done prior to landscaping. I get that. BUT WHY? When they have to do the same and had it staked at what I was told were the boundaries. I had to move landscaping and sprinkler system. Does anyone think that I would have done this knowingly, if I suspected what they told me on the lot boundaries were incorrect? I still stress to get EVERYTHING in writing. NEVER BUILD WITH THIS COMPANY. ALL OF THEIR T&C's ARE 1 SIDED always in ****** FAVOR.Rolwes Company

We are sorry to hear that you are unhappy with some aspects of your new home. We value your satisfaction and we want to address your concerns as soon as possible.All of our homeowners are instructed that they will have a Surveyors Real Property Report (paper survey) of their home and lot prior to closing, these are typically required by lenders. A Boundary Survey (stake survey) can be requested and the surveyor will add property markers to the homesite, this is typically requested if a homeowner plans on adding a fence. Since we did not have a request for a Boundary Survey from you, when we laid sod, it would have been an estimate based off the Surveyors Real Property Report. Unfortunately, the boundary survey requested by the neighboring homeowner has resulted in some necessary changes to your landscaping and sprinkler system. As you know, these were not items that Rolwes Company was contracted to install.Regarding the cabinet issue, we understand that you were interested in some additional features that RSI offered you when you were adding extra cabinets after closing. We appreciate your feedback and we will consider adding more options for our future customers. However, we want to clarify that we did not withhold any information from you during the sales process. We offered you the standard features that we provide for all our customers. We are not able to offer endless options, as we try to streamline the sales process to make it easier on our customers. We hope you can understand that we did not intend to mislead you or disappoint you in any way.Regarding the flooring issue, we are aware of the problem with the subfloor and we are working hard to get it fixed as soon as possible. We have been in contact with *******, our flooring contractor, and we have been trying to schedule a service date with them. Unfortunately, they have been unresponsive and we have not been able to confirm a date with them. We have escalated this issue to their manager and we expect to hear from them on Monday. We apologize for the delay and we appreciate your patience. We will let you know as soon as we have a confirmed date and we will make sure to complete the repair to your satisfaction.Once again, we are sorry for any frustration or inconvenience you have experienced. 1 starI am extremely disappointed in this company. We built in their subdivision ******************* in ******, ** and for almost four years, I had nothing but good things to say about them. That changed this summer when they up and left our subdivision unfinished. They stopped building houses, left several vacant lots, didn't complete our street sidewalks, and left us with no guidance about the *** which was supposed to be transitioned over to the residents as a process. After contacting them, they basically blamed the developer/land owner stating that they were the "first party" so Rolwes didn't have to do anything in regards to the *** transition when that is not what it says in our current indentures nor what their previous emails stated. Very unhappy that our subdivision that was supposed to be this high quality neighborhood, now is unfinished and they aren't even offering the subdivision on their website as an option any longer. Our streets don't even have finished sidewalks making it safe for our children to walk on. This is extremely bad business practice and I no longer will recommend this builder to anyone.Review fromAmel O

1 starI would not trust this builder. They pride themselves on quality but they are far from it. They are also very dishonest. They will knowingly leave out information about extra costs in your contract. For example, nobody ever mentioned anything about a CID (community improvement district) while we were going through our buying process. They charge every home owner $1500 per year for 30 years through their real estate tax bill. In the end Rowles recoups extra $45,000 from each home owner on top of the cost of the home. When I questioned them about it, their responses was that it was disclosed in the purchase agreement but it never was nor was it ever brought up by any of the Rowles employees. IT WAS NEVER DISCLSOED!!!! I believe they purposely hide this information from buyers just to get them to buy their homes otherwise many people would walk away if they found out that they would end up paying extra $45,000 on top of the final cost of the home. I know we definitely would have. After speaking with many of my neighbors, they were surprised to hear about this and were also not aware of this extra cost being hidden in our real estate tax bill because it was never disclosed to them either. This was beyond disappointing to find out, that this builder (ROLWES) treats customers like this. We would have not signed the contract if we were aware of this extra cost that was never disclosed.
