    On 6/4 Brand did a home inspection, incl. *************** test at *************************************. He led us to believe he had a termite license and legit listing with the SoS - neither being the case. We closed end of June, but didn't moved in, instead had work done based on Brand's report. In Oct. went to do some work on house. Painted new wood on back deck & decided to paint all. On Oct 9th, we rinsed off all the screens, using a hose & the mist setting on nozzle. (to avoid dirt splatter). Once finished, went inside only to find iwhole house flooded. Called realtor who referred *** to mediate. They said cause was deck faucet pipe under sink had freeze break so all back pressure of the water was leaking in house while we were outside. My realtor texted ********* who stated sometimes he does not check house bibs if it can't drain well or if it would leave a mess; HOWEVER, on his inspection report he had written that the house bibs were all in working order. Called him on Oct 10 & he admitted that he didn't check the faucet cause he didn't want to make a mess on the deck. Refused to come see, and ignored my "use a bucket under the spigot" comment. Finally Brand agreed to take responsibility & turn it over to his ins. ***, *****************: however, adjuster, ****** ******, sent a letter denying the claim stating that Brand verbally stated he checked the faucet & that it was working fine - even though he admitted differently to several people. I am currently tracking down another inspection report that was done prior to his to show that the freeze break was there prior to his inspection, even though EVERYONE knows a freeze break can not happen in ******** in June. We did not have a mold inspection done based on Brand's recommendation that no need as no signs of any water issues. We now need to do a mold test because of his negligence as well as a new termite inspection by a LICENSED person. We are looking at having a new inspector to do all of this.
