    I have water damage to the bedroom ceiling. I spoke to *** at *** on 1/10/25 advising her of this and she stated it may be due to damming from the snow and that nobody will come out to look at it due to the weather. I followed up the call by submitting a service request, included photos of the damage and my concerns regarding mold. I received no update on the request and sent another service request on 1/31/25. No response from the **** On 3/19/25 I called the HOA president ****** who said he would look into it and I left a voicemail for *** at ***. *** at *** did not return my call so I called again on 3/20/25 and was ablento speak to her. She said *** will be calling me to look at the damage. I asked her when I should expect to receive a call and she said she doesn't know. It is now a week later (3/27/25) and I have not received a call from *** or ***. All this while, I have been paying my monthly HOA fee and they are not doing anything about fixing the water damage caused possibly by damming of the gutters which should be maintained by the **** In the interim, my daughter is sleeping in this room and has recently been sick, took her to the doctor and she tested negative for strep, covid, influenza and mono so I am now thinking it is due to the water damage and the possibility of mold growing. Please assist me in getting this damage looked at and repaired by ***.

    There was a miscommunication.  We were not aware that it was not taken care of until we got notice from BBB.  After we got notification, we sent a tech out there and he took care of it.  We checked with her a week and a half ago and everything was fine.  It was done on April 10th.

    **************** is run by AMC Management LLC. Board candidates are selected by *** employees. Board members are in charge of many things, including the budget, grounds maintenance, and various residential matters.The first problem lies within elections of board members. The votes are hand delivered by someone employed by the board members because, they dont trust the mail.This leaves many of the residents uncomfortable and concerned with the accuracy of results, questioning the legitimacy of the election entirely.Many concerns of residents are not addressed by the board, or AMC Management LLC.I am sending these comments because the residents of **************** pay condo association fees. The board puts together a budget and can change the fees with a simple vote. Many residents agree that the budget is being poorly managed, contain conflicts of interest, and do not represent the wishes of residents.The close ties between the board, and AMC Management LLC, present a mismanaged budget for paying residents, with dwindling options at fair democracy to change anything.

    In response to the complaint received. The board candidates are NOT selected by *** Employees. The owners are mailed a nomination form and if they intend to run for the board they simply fill it out and return it to *** office so there name will appear on the ballot. Any owner can run for the board. The ballots are sent to the owners, or may request one from the Maintenance staff on the property. They can either mail the ballot as directed in the letter sent to them or they may send with the Maintenance staff that brings them to the office. it is the Owner's choice on how to return the ballot. Keep in mind the maintenance staff works for ***, they do not work for the board. So my point being weather they choose to hand it to the *** maintenance staff or bring it or mail it to the *** office. They are all employed by ***. The election process is done in accordance with the bylaws and Missouri statue. As far as the ******* *** presents the proposed budget to the Board which is elected to make the decision of approving or changing the proposed budget. *** usually presents 3-5 budget options and works with the board to accept the budget that works with the expected cost of maintaining the property for the upcoming year. Unfortunately this past year the cost of Insurance had been a big impact on all Condominiums across the country. we have seen the cost of insurance double and even triple at renewal time. These are cost that we have no control over except to make sure the property is as insurable as possible. i don't see this getting better anytime soon.
