    I was looking for a rental home - *********************************, for my son. I did it on the Feb. 1st and gave them $240 as an application fee. We have not heard anything from them. No texts, no calls, nothing from the business.I would like to have contact by the business to know if my son has a rental house or not.

    Good morning,
    Days after you submitted the complaint with RTK Rentals they reached and claimed there had been a snafu with one of the rental applications, why they didnt tell us right away they could not say, but they did refund the application fees to all who had submitted them.

    Unfortunately the house in question has been rented by others, but I consider the complaint resolved thanks to the BBB Serving Eastern & Southwest Missouri & S. Illinois

    I was a tenant from approximately mid-August 2022 to mid-December 2023. I signed both of my leases with ***************************, the owner selling the building to new owners. Those new owners placed RTK Rentals in charge of managing the property. I paid a security deposit of $300.This lease was adjusted to terminate on December 21, 2023 in anticipation of a planned move out of state. I made every effort to fulfill my end of the termination and move-out provisions, including several rounds of cleaning and notifying RTK staff of furniture that I had sold to the incoming tenant. I also provided my forwarding address to RTK.RTK did not submit my security deposit refund or a disposition letter within the 30 days as required under state law. On 1/29/2024, I emailed RTK stating that they were several days beyond compliance. It replied saying they would process a check for $150, along with a letter that showed $150 in cleaning charges.I disagree with the assertion that my unit required $150 in cleaning. I asked for an itemized bill explaining what required that much cleaning. RTK did not have an apartment condition form on file that described my apartment before move-in and would waive miscellaneous repair fees. I again asked for an itemized bill and was sent an invoice from a cleaner that appears to charge a flat $150 fee. The invoice does not mention any apparent issues.The lease and state law both state that the landlord can withhold portions of the deposit to "restore the dwelling unit to its condition at the commencement of the tenancy, ordinary wear and tear excepted".RTK has already acknowledged that it does not have any records of the unit's condition before my move-in. I made a significant effort to clean the apartment as thoroughly as possible. It appears I was charged a standard cleaning fee that does not and cannot take into account my good-faith efforts to leave the unit in good condition. That fee is grossly out of proportion.

    We don't feel that we were in the wrong given the situation but understand that it was an unusual situation.  We got authorization to refund the full amount.  We have been in contact with ****** and he is aware of this.

    Leak in the foundation of our liveable basement since we moved in fall 2022. Repairs have not been made to stop issue and since then mold has grown on the baseboards, walls and closets. AC not working. Reporting july 2 and being told no repairman can come out until July 17. It’s 100 degrees out and we have a baby and pets. I have tried to call and communicate with them about issues multiple times and we do not receive calls back ever. And if we are lucky maybe a text concerning a maintenance issue. We have even had to physically go to the office to get them to respond to our issues and our vacate issues.

    The tenant's complaint I think was made hastily. We were able to have the air conditioner fixed before receiving the complaint from the Better Business Bureau. I've talked to the tenant since then and they were very reasonable and apologetic to us.
