    The landlord did not return the initial deposit and did not contact me to let me know she wouldn't be returning the deposit. She then failed to provide itemization or proof of any cost on her part for not returning the initial deposit as required by Missouri law. Landlord also has another BBB complaint for not returning the deposit. I suspect she is illegally keeping initial deposits and not providing any just cause.

    ***** had a 2 year lease and toward the end of it wanted to get out it 2 months earlier.  This is the email I sent to him Dec. 9, 2022 that I send to all my tenants prior to moving out:

    "Hello *****, I wanted to let you know Unit 301 has been rented with a beginning lease date of Jan. 1st.  This is a reminder that you are responsible for electric for the remainder of the month.  Please let me know when your unit is vacant and ready to inspect for cleanliness.  You will need to leave 2 door keys and the mailbox key.  Also, I will need a forwarding address.  Any questions, let me know, call me at ###-###-####."

    He shut his utilities off on November 28, 2022 and then I got a bill for them in my name.  It was the most filthy apartment I ever had and a cleaning invoice of $300.00.  ***** did not leave any keys, he did none of the things I told him.  I took pictures of his filthy unit.  I texted him Jan. 1, 2023 asking where the keys were and he never mailed the keys.  I gave him another chance.  On Dec. 27, 2022, he said he would mail them to me.  I sent him the disposition of security deposit sheet to him according to the Missouri tenant landlord law, because he did not provide me a forwarding address.  I sent him a statement reflecting $800 deposit less the cleaning fee, utilites, key charge and drip pans for the stove.  I sent the check for around $300.  He doesn't get hold of me until end of February 2023.  

    I sent him a copy of the above email, a list of how it was disbursed and sent the copies to his unit and resent it to his Nashville address, once he supplied it to me.  

    I have 33 pictures of his horribly filthy apartment.  My cleaner can attest to this.  He did get part of his deposit back and he is not getting it all because of these reasons.

    I am rejecting this response because:

    I did not receive the $300 that she is claiming to have sent me. I never received an invoice either. This person lost their real estate license for stealing people’s deposits. She was impossible to reach as a landlord. I went months without a functioning shower, heat or air conditioning. Please have her provide some proof that she ever sent a $300 check because I have not received it.
