    I have an update regarding my complaint against Bell Management, relating to my former residence at ************************ in ***, *********

     
    Following my formal demand for the return of my security deposit, the management company has agreed to return the full deposit amount of $682. I am satisfied with this resolution.

    laims. According to Oklahoma law, these cannot legally be deducted. She refused to provide any receipts or invoices despite multiple requests, further violating state requirements. In fact, she later asked me if I had a copy of the deduction list, clearly showing she had no idea what she had even claimedproving the deductions were fabricated.The entire handling of my move-out was dishonest and unlawful. Additionally, I later learned that multiple other tenants were wrongfully evicted under similar illegal 10-day notices without court proceedings. It is clear that this landlord engages in a pattern of violating tenant rights, using intimidation, false promises, and illegal practices to avoid returning *********** of today, my $682 security deposit has still not been returned to me, and no valid itemized deductions or receipts have ever been provided, in clear violation of Oklahoma state law.I respectfully request the BBBs assistance in addressing these serious violations.

    In August 2021 I had an apartment with Bell Management and 1 week into being in the apartment something started buying me, so I didn't pay it any attention I'm thinking it might be spiders but a month in, when I lifted up my mattress it was all these bedbugs on the corners of my brand new mattress and they had been ******* me from the started when I reported it to the apartment manager and she did nothing to rectify the situation, they only looked at my bed and told me they would spray but didn't and I continued to get bit. I went to the store and begin to buy bedbug killer and it was working but stopped so I asked the maintenance man why they never sprayed my apartment and they told me they did but when I talked to the manager she looked at me and said, "oh wow, other tenants have been complaining of the same thing but they still did nothing to solve the problem when I moved out the apartment in May 2023cause they were evicting me without an eviction notice only a summons to appear in court and some type of judgement, there were still straggler bedbugs crawling around. Every month they were spraying everyone's apartment except mine even the old man downstairs from me was having to leave his apartment because we're actually fumigating his apartment and told him he had to be gone for a few hours. I was this situation rectified. Also they actually never sprayed my apartment and several issues were in the apartment when I moved in even though they had checked off c*** on a inspection list she manager told me that if anything was wrong with the apartment to let her know and they would come fix it, the toilets were atrocious they were so nasty that no cleaner could clean them, the dishwasher didn't work and the back bedroom bathroom sink was leaking,there was old hair caked up on the ceiling fans, baseboards were coming off, there was an old map, bucket and towels in the furnace closet, big roaches were coming in in the winter months.

    We have a work order from 9/16/22 that her kitchen sink was leaking by the garbage disposal, and we had a plumber replace the garbage disposal. (See attached work order) We have a work order from 3/12/23 that her showerhead and bathroom sink were leaking, and we replaced the showerhead and bathroom sink. (See attached work order). Other that, I have attached the additional documentation from her file regarding her termination due to non-payment of rent. We do not have any documentation of her reporting the presence of bed bugs in her apartment.

    Problem dispute is pest of disputed it from day one and here it is 20 months later I still got theft and I can't get nobody in to even look at my problem they tell me I don't have a problem without even coming in my apartment and they've been doing this for 20 months they're in everything I own clothes food everything my s***and they've been in my ears my nose lay eggs in my ears my nose my hair and my clothes I throwed out my love sheet my couch my chair clothes I had to throw up because there was 8% cocoons in them and I can't get them to do nothing I've been cleaning the carpet paying for it myself I've been spraying a gallon of spray about every other month and I've been paying for it out of my pocket I got to replace everything at home when I moved and I'm sure they're going to kick me out when they hear that I'm going to file a small claims court but I don't care I'm done living out of the trash bag with my clothes in it and have to go through it to pick out what I'm going to wear every morning because of **** bugs and help in the ******* account apartment I had a bug guy come out last time they sprayed everybody's apartment but mine and I guess they won't spray mine because I filed a complaint with the attorney general for the past company and I guess they took action by not spraying my apartment and it's been going on my apartment's been sprayed one time since I've been here in 20 months that's my problem

    We had this apartment inspected for a bug infestation on September 11th, 2024. There was no bugs found. We have recently terminated his lease as his behavior towards management is unacceptable.

    About the middle of April, my mother received a phone call from the new apartment manager of Lakecrest Apartments, where I reside, in *******, Mo. The lady informed my mother that between that day and the end of the month, the bell management company was having the floors replaced in my apartment. Im an eclectic collector, and I have a lot of things. I began disrupting my home to start packing my things up for the process. The friday of the same week, my mother had a voicemail from the apartment manager, stating that the flooring guys wanted to come in the next morning. I panicked, and started going full tilt trying to get my house packed and moved. The next morning, no news or phone calls, and nobody answering at the office. This is Saturday so they were closed. On this same day, my shower began leaking at the head. I called in, to the maintenance line, and somebody came out. after they left, the water was running out of the head full blast. Still no flooring people. After a week of 5 visits and three maintenance men, they finally got it fixed. So during this week, I called the Lakecrest Apartments and was told it would be the middle of next month before the flooring guys were coming, this was the week of April *****th. On May 3rd I received a note on my door saying they would be here on the 7th for the floors. So on a Saturday, I was able to luckily get a storage shed. This cost me $100. We started moving things out to be able to make room to pack more. By Tuesday the 7th, I wasn't quite ready, so the flooring guys left to return on the 8th. When they returned on the 8th, I had the living room, kitchen, bathroom and hallway ready. At this point Im so exhausted from packing and unpacking to live. I have the large shower loaded with important things I didn't want in the storage unit also. The flooring guys did all ther flooring except the 2 bedrooms and said they would be back on the 9th at 2pm. I moved all of the 2 bedrooms into LR

    We were working with tenant to replace all floors in unit. However due to the volume of items in the units, bedrooms were not able to  be done at the same time. We have asked tenant to clean up/remove items in the unit because it is excessive. Once those issues are fixed we will then consider doing the bedrooms.

    November 14 cleaner spent 8 hours cleaning fans, light fixtures,etc. No walkthrough with manager

    REQUESTED ITEMIZED INVOICE FOR REPAIRS, ETC. DEDUCTED FROM $250.00 DEPOSIT.

    December 31, 2023 Aggressive collection letter received from
    L. Michael Landers, demanding $1950.00! No copy of invoice enclosed.

    January 2, 2024 Sent Priority mail, a letter asking for invoice, refusing
    to pay without it.

    January 8, 2024 Sent Priority mail, signature required, demanding invoice within 5 business days, or consider it paid in full.

    Never received the deposit form for payment. Your staff followed up about cable still being active at the unit, but never said a thing about the balance. Extremely unprofessional, and rude staff. Harassed ** conveniently after a sinkhole formed outside of our apartment. Maintenance requests took over a month. Never came out after we had a fixture in the restroom they barely put up on the wall. From their regional manager disregarding every concern, and sending her property manager in daily with the police to harass **. Outdated systems, and have the audacity to call themselves a luxury apartment. Their office worker ****** was the least bit helpful, and referred me to the apartment to inquire about explanation of charges, and the staff from the apartment informed me they were the ones who handled move out payments. I have videos of our walkthrough, and condition we left our apartment in as well.
