    I have reported 4 instances of flooding with this property management company and there has yet to be a resolution. The first instance was in May of 2023. The most recent instance was yesterday, 4/1/24. I've documented each instance with emails, pictures, and maintenance requests. I am simply requesting the flooding issues be resolved in a timely manner. There is no world in which this should be acceptable.

    We have received maintenance orders from ***** and have addressed it every single time.  The water intrusion does not occur unless there is tornadic weather and straight line winds.  Every time she has reported anything, we have addressed it the next day and addressed it immediately.  She has proof of my maintenance team going into her unit since she has cameras.  When maintenance arrived today he said that she has 2 fans in the window upstairs and believes that the water could be coming through the open windows in her bedroom, but he will reseal everything again around the window areas when everything dries out.

    I am rejecting this response because of the following history:

    5/13/13 maintenance requested due to living room flooding. No response from maintenance.

    8/14/23 maintenance requested again due to living room flooding. Maintenance finally responded by 8/18/23. I am not at all sure what was done to address the issue.

    10/5/23 maintenance requested due to living room flooding for the 3rd time. Maintenance responded more than a week later. I believe their resolution was to caulk around the windows on the outside.

    4/1/24 maintenance requested due to living room flooding for the 4th time. Maintenance responded on 4/2/24. Maintenance person advised a hole was found on the exterior of my apartment which was allowing rain to come in, go down the walls, then seep through my baseboards causing my whole floor to have standing water in it. It had nothing to do with fans being in upper floor windows. Maintenance person advised he was only authorized to caulk the hole and then wait until another storm happened to see if my living room flooded yet again. 

    I find it bad business practice to subject anyone to such circumstances. A tenant having cameras should not have any bearing whatsoever on anyone responding to maintenance issues in a timely and satisfactory manner.

    I have attached the work orders that have been placed by the tenant regarding the water intrusion.  The word "flooding" is intensifying the situation more than it is.  The water does not cover the full floor.  We have been over every single time that there has been a situation and she believes that nothing is being done, but my maintenance team has been trying to make resolutions from the outside since she has a hard schedule to meet (please see work orders on times that she wants us inside the unit).  Her ex husband has been at the property (her unit) on a daily basis and does see our maintenance team working on it.  My maintenance team has spoken to him several times and he is understanding of this situation.  Like I said before, this only happens when there is tornadic weather and does not occur when we have normal rains or wet conditions.
