  Schuber Mitchell practices a very predatory program that requires you to use their financing Flat Branch even if you have your own financing. They try to explain it to you as a backup program but in reality, they dictate everything they do based on the finance process. They delayed our home multiple months and blamed it on us because we delayed the Flat Branch financing application even though we were a 60% down payment and bringing pre-approval from *********** (the largest home loan bank in ********). When we complained they tried to blame us and they do a great job of insulating their managers and push everything down to the local people and refuse to have any decision maker talk to real customers and when we did get in touch with someone other than the local people they told us their not used to dealing with customers with large downpayments or pre-approved financing. Makes me think of all the Buy here, Pay here car lots that take advantage of people that really need help. Run away from Schuber Mitchell homes,

  On 9/11/2024 I contacted Mr. ****** and we talked through all of the concerns noted in his complaint. We determined that there was a breakdown in communication by Schuber Mitchell that resulted in a misinterpretation of our buying process. After our discussion, Mr. ***** and his family have decided to move forward with the construction of their home. Schuber Mitchell Homes is committed to offering a clear and transparent buying experience for all of our buyers. We look forward to working closely with the Deeds family through the remainder of their construction process.

  Company notorious for plumbing issues. Warped doors and baseboards, bad single layer paint jobs, paint all over counters and cabinets, cracked pillars, doors with gaps so ice forms on the inside of your door frame, really cheap carpet that youll have to replace in under a year, sidewalks cracked just a few weeks after they were made, huge storm drains that stray cats have made a home out of, scratched counter tops, sod laid over beer cans, cracked window before we even moved in, cheap shortcut on air ducts - put in small ones so bedrooms were freezing, neighbors have had plumbing redone, showers falling through the ground, toilets that erupted, elderly couples driveways made into an incline and them being told oh, youll get use to ********** cracking just a few months after moving in, *********** tells us oh yeah, they know this is a problem. (and theyre still using the same materials) Ill get someone in touch with you this week. Months go by, still nothing, put in a work order, a few more months go by then were told Oh thats normal wear and tear. Not a few months after you move in your homes cant withstand a few months of normal fall weather but theyre supposed to withstand a tornado?Families spending 300K on homes and expecting quality? How dare us! If you have a work order they act like youre a problem and an inconvenience for them. Takes months to fix issues. Sat in city council meetings where issues were brought up and listened to SM reps complain about families that put in work order.. Quality homes wouldve eliminated that issue for them. We arent SM employees so we dont get discounts on our homes, we all paid full price and expected quality for those prices. I know, so crazy!Most of the good reviews are from SM employees or were provided other incentives (like a new truck or a discount on their next home because their first one had so many issues). People share with one another, neighbors, employees and even the ones that had incentives

  Good afternoon, after looking into your issues I'm seeing that everything in our system is currently resolved and no issues are outstanding. Please let us know if this is not true. We stand behind our product and our homes, and we care for you as a homeowner. I can tell you, none of our reviews are from our own employees. None of our employees are given trucks or homes as incentives for reviews. Employees who drive company vehicles do so because their job requires it, and many of our employees choose to build Schuber Mitchell Homes because of the 5% off list price that we do offer to all of our employees as an employment benefit. Our company benefits never come as an incentive, and are never offered with a requirement other than being a full-time employee. Again, we want to offer our assistance if you believe there are any outstanding issues with your home.

  Shotty workmanship in the home. They use grout when caulk is needed.
