    Bait & switch (fraud), 4 day estimate/not complete, did not meet terms of agreement, work done did not meet minimum requirements/longevity questionable, damage to yard, final railing not installed, installed railings crooked, wobbly, out of alignment, bottom stairs not level/slanting, overall sloppy work, did not clean or haul all debris, poor/no communication throughout project.

    After demolition, **** says we should get permit-our responsibility to acquire. City tells us contractor responsibility/ couple weeks back & forth.
    Work does not meet LS city requirements- weeks working to meet basic city standards for curb & threshold.
    Indications driveway does not meet minimum/agreed upon 4” thickness standard.
    Unnecessary damage to yard. Cement truck drove all the way across lawn to reach driveway when street open. Deep tire ruts plus cement splattered throughout.
    Unnecessary concrete debris all over yard - deep around stairs. City advised **** - cement debris be removed from street.
    City visits constantly/daily ‘to check progress’. **** no-show for scheduled inspection.
    When the stairs were pulled out (by truck)…end of from porch broke off..added expense of $2k for them to repair-replace of edge & cement poured over porch. Not sure if this was a skill issue???
    We spent $1200+ ..brackets missing, spindles not aligned, rails crooked, & railings wobbly. Final rail not installed & cut incorrectly.
    Drainage ditch installation - should be similar to one connecting behind but done so poorly, no structure at all.
    Only communication taking place after repeated calls , texts, emails thru-out project. & responses of tomorrow, Saturday, finished by Wednesday, etc… with no f/u.
    I want to warn others about a possible scam & share our experience about this business. As seniors, this 6+wks of stress was unnecessary.
    We would like a 50% refund $8k.

    The fraud and scam allegation must be proved to the judge and my attorneys in the courthouse. False allegations without solid evidence constitute a crime. 
    In the estimate is clear that ***** and ******* will be charged just for the Driveway and concrete steps replaced and they are all done according to the correct specifications, included 5 inspections did by the Lees Summit city inspector (report attached), like you can see in the photos attached also. Until 07/28/24 they have not paid in full for that.
    The railing installation we have never charge 1 cent for that job. We proposed to install it free of charge at our own request to be able to help them as they are elderly, as they would have difficulty doing so. During the project they decided changing the railing project and bought a new line that was not on the original project and, 37 days after starting the project we were waiting missed parts to install the last part. It is one of the reasons for the delay.
    All railing lines installed followed the 3-inch margin alignment as discussed and requested by ***** *******.
    Before we start the project, we discussed to ***** ******* that to perform the demolition and rebuild the concrete stairs and driveway we will need to use heavy machines and it probably could damage the grass, so he said that we could proceed even if it damages the grass, as he can lead with the grass replacing after the work completion.
    Also, before starting the job, we talked to ***** ******* to check with the city if was necessary to get the permit for his project, and if yes, he is the responsible to get it once we did not include this part on the estimate and not charge for that as well. I was clear that it was his part, and he had to take care of this. He said that he will take care of this. Like he could not do that, saying the city request a company for that, I took care for it to help him once again spent my time and money. Until now he never asked me how much is due for that and how much I spent for help him.
    Regarding the city inspections, they also do not tell the truth. There were 5 different inspections on this project, and I was not present at only one of them, but I spoke to the inspector by phone to find out what the instructions were. It was not necessary for me to be present at all the inspections because the inspector gave me the necessary instructions by email or phone. Proof of this is that at the last inspection I arrived 30 minutes early than the scheduled time and the inspector had already inspected, claiming that it was not necessary for me to be there.
    We have photos to show that the site job was totally cleaned up and we cleaned up when the city requested and when the owner requested also.
    I have also the text message print showing that each message from the owner I have answered at the same day.
    They also don't tell the truth about what happened on their porch. Before we started the demolition, I called ***** and showed him that the edge of his porch was cracked and that it would probably fall when the stairs were removed. I asked him what he wanted us to do about this, and he told me to go ahead with the demolition anyway. When the Bobcat broke the stairs, it wasn't a truck like they said, the edge fell as I had warned. He asked me what the best option would be and how much it would cost, and I told him that it would be better to reinforce the porch and cover it again by redoing the edge, since the old concrete was rotten and rusty, and that this service would cost around $1,800/1,900. He then asked me to include this part in the estimate.
    There was not Drainage ditch installation on the estimate, needer on the project, I did it to them with no cost to help them to fix a drainage issue they are having for a long time. They never asked me how much it costs, they never thanked me, and they are still complaining about something I gave them for free.
    When they claimed the driveway was not as thick as they wanted, I asked my employee to make a one foot cut along the entire length of the driveway so they could see the thickness better and be at ease. I also told ***** ******* that if he wanted to bring in a third party to help him to be safe, he could do so. So, I halted the project for 3 days so he would have time to decide what he wanted to do. After this period, on 05/07/24 at 9:50 am, he sent me a message telling me to go ahead and that he was comfortable completing the project and thanked me for making the cut and helping him with it. So, after this request we completed the driveway.
    At the end of 37 days my employees didn't want to come back to this job because of the rude way ******* ******* was treating us all, because they thought it might be because we were of another race, so I told them that maybe that wasn't the case, because I hate to think that it might be another case of racism.
    In 07/13/24 the entire project was finished, with only one 2-foot piece of rail still pending installation, because ***** made a mistake and purchased the incomplete kit, and like my employs don’t want to come back also, I asked for a check for the final payment, so I could pick it up. I received a message from ***** and ******* ****** telling me not to return to their house again and that they would not give me the check I owed. From that moment on, all communication would be done by email, text message or letter.

    I am rejecting this response because I find it not truthful & not really addressing issues. 

    The allegation of racism is ridiculous… I’m of immigrant descent and don’t have a racist bone in my body. 


    However, I do not want to take this any further as I don’t want any further communication with this company and we are wanting to put this bad experience behind us.
