If I could 0 stars I would. Peppertree in Lawrence, KS. Terrible place to rent from. Upon move in a deposit of $250 was require no big deal, when we moved in the carpets were soaked, it smelled like cat pee, the kitchen had a bunch of stuff leftover from the previous tenant in the cupboards, and the kitchen counter had cut marks all over. We put in multiple work orders and called for months on end to get the counter tops fixed, that never happened. Upon move out they charged us for it saying they got fixed, which they didn’t. Somehow we didn’t put a deposit down even though it was required to move in.. they tried to charge us to paint the entire apartment, unsure why. STAY CLEAR of this place. Terrible management and customer service here.

Julie property manger in San Antonio texas is rude Due to the lack of communication I felt it necessary to email you both. It has come to my attention that I am being forced to break my lease by management. I was never notified of the supposed noise complaints or have spoken to any courtesy officer. There has never even been so much of a notice on my door of any grievance. My roommate was notified that we were being evicted but we had a choice we could pay 5k and it not be in our record or go with the eviction. When asked for proof for any wrong doing I was hung up on and called classless. I would like to come to an amicable resolution. I do not want to terminate lease or be falsely evicted.

      Ms. V*****,
Thank you for your feedback regarding your experience with our Landmark Grandview team. Our onsite team and Regional Manager have verified multiple complaints regarding loud stereo noise originating from your residence, reported by both neighbors and our courtesy officer. Julie, who you referenced in your review, confirmed she spoke with you both regarding the severity of the noise disturbances and outlined the potential consequences if the situation persisted, including eviction. Julie communicated with your roommate about the options available, including terminating the lease contract, which both parties agreed upon as the most suitable course of action. We stand by the charges applied to your account in accordance with the terms of your lease agreement and our property policies.
      Thank you,
      Maxus Properties

I found this company to be exploitative and could care less about any stress they impose upon a resident. I rented (online) one of their apartments in ******, ***** only to find a condensation pipe that dripped ***** water into the bathtub/shower. They really expected that to be acceptable. It is a health hazard. I was told I could expect to find this condition in all apartments in *****....!? I stated I wanted to break the lease. They charged me one month's rent; they felt they were doing me a favor by not charging 2 month's lease and a 60 day notice. I immediately found a newer apartment around the corner. I learned that the new apartment was owned by the same company. They then charged me for another application fee and I had to go thru the **************** again, even though the company had approved me weeks before. They treated me as a brand new resident. I think of this as greed.I knew very little about ***** and I needed a place quickly. The movers were arriving from ******* the morning I arrived after driving for several days. This experience was very stressful and uncaring. I cannot recommend this company to anyone because its goal is all about the dollar and no concern for residents.Note: I am required to choose at least one star. Otherwise, I would not have chosen any.

HORRIBLE COMPANY - DO NOT RENT FROM THIS COMPANY. THEY WILL REPAIR 'NOTHING" TORN CARPET, PET URINE, BROKEN SECURITY DOOR, TORN AND RAGGED FLOOR BOARDS, THEY PUT TAPE ON EVERYTHING AND CALL IT "FIXED." NO ONE WILL EVER ANSWER THE TELEPHONE. THIS IS A MONEY-MAKING COMPANY AND CARES NOTHING FOR THE CONSUMER. IF YOU LIVE IN ONE OF THEIR BUILDINGS, GET OFF AS QUICKLY AS YOU CAN.

I lived at ************** for a year, and I am so glad I moved out. They are only nice to you when you live there. But as soon as you give in your move-out notice, they are not the nicest to deal with. They dont want to come and look at the reported issues because you are moving out. But then corporate will have the nerve to say you should have reported the problem when it happened. And dont trust their words. Read your lease agreements because everything they say verbally is non-binding.

I had a flood in my apartment (******************** in **********) in 5/2019. Friday, July 15, 2022 I moved from the apartment and realized that there was wet stains and the look of mold from 2019 still present. This is a health hazard. And I'm high risk because I have (2) artificial hips. The apartment manager says nothing was wrong although I have disgusting pictures proving otherwise.

******,Thank you for bringing this concern to our attention. After the work order was submitted on July 15th, our maintenance team entered your home to investigate your concerns. Upon arrival, it was noted that all baseboards and walls were dry, and no evidence of an active leak. Our team has cleaned the area and sees no visible damage.
