      785 Bail Bonds the company I run assumed two properties in the Kansas City Kansas area. Before we had the person do a quit claim deed to sign the properties over to my business, I had Alliance Title Run the title on the house to make sure there were no hiccups on the title (per say my relator). Alliance Title ran the title approximately 4 times to make sure we could clear up some title issues. Alliance Title gave my Relator the heads up to move forward on or before 1/28/2023. On 1/28/2023 I had the quit claim deeds signed over to my business because we thought the Title was clean. 2/28/2023 one of the properties closed and the money was transferred to my account. We were working on getting the second property sold when I received a phone call from my Relator notifying me, we had a problem with the Title. This would have been approximately around 3/13/2024 or a little before that date. I contacted the title company and asked what the issue was and was told since I didn't take out title insurance, I don't have a claim and it was human error that occurred. I explained to ****** ******** who the title insurances escrow manager no one ever told me about the title insurance. I have reached out to an Attorney here in Topeka KS who is working on this case for me. My question is how can a house sell if there is an IRS lien on the property and why doesn't the title insurance have to clear the lien to process the final sell? I did pay $525.00 for title insurance through the closing of the first property. Alliance Title is now claiming they are not moving forward on the second property because the lien was transferred

      The complainant placed mortgages on properties in May of
      2022, they will need to go back to the title company that they purchased those Mortgage
      Title Policies from in May of 2022 to close the transactions, or file a claim
      on those Mortgage Title Policies. Alliance was not the title agent in May of
      2022. This compliant needs to be directed to the agent that Insured this complainant
      on those transactions in May of 2022, as Alliance has not issued any Title Policies
      with this complainant as the Insured.  The
      Title Policies from the Mortgages in May of 2022 will allow that Agency to
      close and reinsure, or allow this complainant to file a claim against said
      policies as the Insured. Our national title insurance underwriter has confirmed
      that this is the course of action that this complainant would need to take with
      that prior agency to close on his transaction.

      Complaint has been responded to, but continues to go on.  Unfortunately, as we have informed the complainant numerous times he needs to go back to the title company he used to insure his mortgages on in May of 2022. We are not able to Insure a transaction when declined by the Underwriter. Filing complaints cannot change that, we are not in a position to help, but the Agency that filed the Mortgage in 2022 should be able to.

      Title Insurance was paid for by me in the form of $525 with the sale of the property. This was taken out of my proceeds of the sale. Number 14 in the information I provided shows that. Why do you think this is about May 2022. When this is about 4/1/23 when we closed on the property. Quit trying to hide the fact you didn't do a proper title search when that is your job.
