    I have had nothing but problems since I moved in. I am a single mom of 3 small children. They refuse to fix technical problems, there is mold, and insects that they refuse to take care of. And now, some of my children's belongings have been stolen by the landlord. No notice. Nothing. Came home and it's gone. I can't replace it either cause I'm a single mom. They are an AWFUL business and need to be shut down!

    I received your letter dated October 6, 2022 on October 11th, in regard to a complaint made to your office by one of our tenants, ****** ********

    Regarding the complaint of repair issues - 

    *** ******* has signed two leases with ********* ********** over the years, indicating that she has read and was in full agreement with all points in those leases.  She knows that her actions placed her in violation of her current lease on several points and she is panicking.  Her lease clearly states that "outside premises and public walk-ways are to remain clear of personal property, and that no large items are to be stored on patios or balconies.  Her lease clearly states that openings underneath stairwells may not be used to store personal property items such as bikes, grills, or children's toys, and that if these items are found, they will be removed and disposed of without warning or notice.  In this case, because of the size and number of toys, *** ******* was given ten days to remove those items stored or left outside of her apartment, but no action was taken by *** ******* to address any of the issues.  On April 4, 2022, *** ******* was issued a final notice to remove the dirty diapers and trash that had accumulated at her front door and to dispose of them properly.  Again *** ******* made no effort to comply with this request.

    In addition to the trash and toy issues, there have been other ongoing problems such as *** ********* young children being found wandering the apartment complex without supervision.  The children have set off the fire alarms three separate times, causing a response from the fire department, not to mention needlessly scaring all of the neighbors in the complex.  *** ********* lease also clearly addresses vehicles left on property, spelling out that all vehicles must be running and have current tags.  Recently *** ******* was asked about a vehicle in our parking lot that had been here for an extended period of time with expired plates.  *** ******* acknowledged that it was not her vehicle, but indicated she had allowed someone to park it in our lot, again, a direct violation of her lease.  After repeated requests for her to remove her vehicle, a form 4669 for Abandoned Property was completed, turned over to the ********** **** Police, and they had the vehicle removed.

    In addition to the trash, toys and vehicle issues, *** ******* has not paid her rent in a timely manner during her tenure, occasionally relying on outside organizations to pay her rent and late fees.  Rent is due on the first of each month, but ********* ********** provides tenants a five day grace period to get their rent paid without any late fees being charged.  *** ******* has made no effort to pay her rent this month, thus is accumulating $25 per day late fees as a result.  As of the writing of this letter, *** ******* owes $680 in rent for the month of October, and $175 in late fees, which will continue to go up daily.  If she chooses to continue to ignore the eviction notice, she will be taken to court, and most likely will be found guilty of nonpayment of rent, and will be forced to leave immediately under court order, plus she will be forced to pay all back rent, attorney fees and court costs.

    An eviction notice was finally given to *** ******* on September 30, 2022.  It is important to note, this was five months after she was issued the final warning notice to clean things up around her apartment and to remove the vehicle.  Again, *** ******* chose to do nothing during that time to address the concerns and requests made to her, nor has she done anything since receiving the eviction notice for contacting your office and the Attorney General.  There is no "technical" problems with her apartment, we have a pest treatment policy in place with regular treatments monthly.  Accumulated trash, however, is like a welcome sign to insects.  Each of us must tend to the cleanliness of our homes to further avoid this issue.

    The eviction of *** ******* is unfortunate, but please know the decision was not entered into lightly, was not reached quickly, and was not solely the result of toys being left outside.  There are many issues surrounding the decision to ask *** ******* to leave.  She chose to focus on one issue with your office that she thought would benefit her.  Again, like other decisions *** ******* has made, this is a conscious decision on her part that is affecting her family and it could have been avoided completely.

    I am rejecting this response because:



    That's is complete lies. The longest I had any trash outside was a couple of hours until I could take it up to the dumpster. My kids never roamed about unsupervised, and my kid only set it off once. Not 3 times. THIS is complete garbage. They STOLE my belongings without permission. There is nothing in the lease about not being allowed to have toys. Absolutely nothing. And it wasn't a mess. At all. More did we have any trash lying around. They just want an excuse to kick a single mom out on the street so they can get someone else in who will pay $120 more a month for slumlord apartments. Read that again. SINGLE MOM.  I work my ass off 5 sometimes 6 days a week and barely make it as it is. And now winter is coming and we won't have anywhere to go. All because of these greedy selfish monsters. They should be shut down and closed for good.
