    On the 14th of March 2024 I reached out to the Missouri Attorney General to get help with an issue I have with Clover and Hive Summit Homes.

    The complaint was for an issue with moisture spots on my ceiling of the main level of the home. I had a one year inspection done with a private home inspector. He found several problems with the air flow/moisture in the attic. It was found that there was not adequate air flow in the attic when the home was built. Summit came back and added soffit vents. This still did not take care of the problem.

    I was told in February of 2024 that Summit Homes reached out to their energy consultants and were still gathering humidity readings from another home in the subdivision.I was told they would reach out to me once the results were in.

    As of March 2025, there were no updates, and I have been responding to the AG offices inquiry about the issue every month when they reach out to Summit Homes to get a status update.

    On April 10 *** ******* of Summit Homes sent an email to the AG stating that the energy consultants that another home in my row (townhome) was experiencing the same issues. Now they are saying that the moisture is due to the wall dividing the adjacent home next to me. They are stating that the fire wall requires additional sealing in specific areas, which is currently allowing air to leak through from the adjacent home next to mine.

    on 21 May I sent another email to Summit Homes and the AGs office asking for an update of when this issue will be resolved.

    I need to list my home so that I can live in a home with no stairs. Due to this not being resolved I cannot list my home with this issue not being resolved. I have a real estate agent and he stated that no one will buy this home with this still being unresolved.

    I am begging anyone that can help me so that I can list my property and move to a home that is more suitable. I have now missed out on two great homes because I can't list mine.

    Purchased home from Summit Homes in February 2022. At move-in on 2/26/22, the master bathroom water would not work (bathtub, both faucets, shower). Advised *****, builder, and told to turn up heat and open cabinets. During day, as temps rose the water did come back on.
    At 30-day check-in on 4/1/22, we again followed up with *****. However, he advised that that was his last day and to mention it at the one-year check-in. We met with *******, the newly assigned builder, and mentioned that we had had pipes in master bath freeze two years in a row. He advised that "it was built to code and there was nothing Summit would do" but that he could refer us to the same insulation company that originally installed it.
    Following extreme cold snaps in 2023 and again in 2024, we hired (at our expense) ********** **** to consult. Upon looking in the attic and doing thermal scans, they discovered that the areas were not properly sealed, allowing cold air from the garage to surround bathroom floor. The insulation that had been installed was thin and allowed significant space for cold air to penetrate the area.
    The work was scheduled to be performed on 1/9. On Monday, 1/4-1/5, a winter storm arrived with cold temps. We dripped all our faucets and still the master bathroom pipes froze along with our laundry room as well. That room is in the interior of the home but still froze. When the pipes did unfreeze on 1/9, we happened to be out for a couple of hours. We returned to find the bathroom floor flooded with water because the bathtub drain also froze.
    Even though Summit claims they insulated to code, I've heard numerous reports of freezing pipes from other folks with similar Summit-built homes.
    I've had to pay nearly $1300 to correct a known issue Summit refuses to accept responsibility for. Given the design of the home, it was not insulated correctly to prevent freezing pipes.

    I purchased a new home with Summit Homes on January 23, 2024 that had a radon mitigation system listed as a feature. Prior to closing I had a home inspection done on December 21, 2023 that tagged an issue with the Radon Mitigation system not functioning. It was noted on my Walkthrough on 1/11/2024 and ****** ******** assured my that all the items listed on my home inspection would be taken care of and fixed. This has not been the case. Summit Homes has continually sent a Sump Pump company to "repair" the Radon system, and all this company has done was to pop off the sump pump cap and re-glue. Never has a radon mitigation company been sent through repeated repair lists.

    Because radon is a health issue, I asked for a base line reading from when the unit was installed. The builder said they did not have one. I paid off Certified Radon to check the system and do a reading. It came back over the EPA allowed around and stated that the unit is not functioning and it would need to be repaired. I Let summit homes know this. The refused to repair or provide a refund.

    After the repair Certified Radon stated that the system was unable to collect the radon as there was a layer of water preventing the exhaust of radon gas and that a new hole would have to be drilled.

    I would just like to be refunded for the radon reading of $125 and the repair work $350 on a system that was listed on my new home features that was non-functioning. Can a home builder advertise for broken features listed in a new home?

    Summit Homes has contacted ***** and have issued her a refund for the amount of $425. I spoke to ***** on the phone on April 30 and she was very thankful for the response and refund. Please see the attached document in her contract that explains Radon levels. Summit Homes does install active systems in all of our homes. Any testing or remediation required with respect to the Radon levels shall be at the buyers expense is what the Contract reads. Builder does not claim or possess any special expertise in the measurement or reduction of the environmental pollutants.

    I received a check from Summit Homes for the total cost of the repairs for the radon mitigation system in the mail today and would now like to request Complaint #******** be revoked.

    Thank you for your message last Friday explaining about the ability to reinstate a complaint if Summit Homes had not followed  through the with reimbursement.  I am so relieved they did.

    Thank you again for all your assistance in getting this to a quick resolution.  It is very much appreciated.

    April 2022 home purchased.
    Home has many issues, especially with master bathroom.
    Issues were pointed out prior to closing.
    Master bathroom wall is bowed significantly.
    Master bathroom vanity installed on bowed wall with 2 inch gap in the middle.
    Vanity is literally being ripped out of adjacent wall due to the incorrect installation method.
    Summit Homes promised to resolve issues.
    Summit Homes failed to resolve issues by April, July, October, and kept recommending I wait.
    Summit Homes in January 2023 told me my issues with the master bathroom will not be covered.
    They have deceived me and mislead me to the point where they can refuse to resolve their mistakes. And I now I will be able financial responsible for fixing their poor work.

    I am absolutely disappointed that my life's savings has been put into a "new" home that is falling apart because it was incorrectly built and I was lied to that any and all issues would be resolved so that I would buy it.

    Verification Follow Up and 30 day check-in forms signed by the customer do not have the complaints discussed in the above complaint. Items were signed off on by the appointed family member representative and realtor due to *** **** not being able to be present at the scheduled walk-through. Please see attached for issues that were pointed out and signed off on and completed by Summit Homes.  *** **** also filled out a survey while closing stating that his home was complete, clean and ready for move in. Per Section 6 of the executed contract with *** **** "Buyers acknowledge and agree that buyers are not entitled to perfection and that buyers shall not expect or demand perfection in workmanship, materials or any other work". Section 24a states "subject to such punch list and the express limited warranty contained herein, buyers shall be deemed to have accepted the cosmetic and aesthetic condition of the residence as it exists at the time of the walk-through inspection". Summit Home has completed all items on the 30-day Check-in and Verification Follow-Up for *** **** and therefore have meet the standards expressly agreed upon for our warranty coverage.

    I am rejecting this response because of the attached timeline and events. Please review all 15 pages to understand my point of view and understand the way I have been treated. It appears we may be reaching a resolution but at this point I do not accept anything I am told as truthful anymore. I will wait for results.

    *** **** is referring to a 15 page document, unfortunately, we are only able to see a 7 page document on our end of the complaint that shows 7 pictures of paint and caulking issues. After discussing with our Customer Care department and Personal Builder on the job, there is an email chain with the Personal Builder and Customer Care with *** **** that describes a misunderstanding on the scope of work and when it would be done. The Personal Builder and Customer Care are in the process of setting up trades to fix the bathroom wall issues *** **** is concerned about.

I am not *** ***** I would appreciate you reviewing the 15-page document as page number 14 shows how either your customer care or builder are lying and manipulating the situation to the gain of Summit Homes. I am tired of being misled and manipulated by Summit Homes. I paid over $500,000 for a product that was supposed to have issues resolved prior to my close and to be treated as if I am the issue. Absolutely no one seems to see this or is even bothering to apologize. I will add a public link to document, and I will attach it again as well.
