Back on April 11th when we received a letter from our rental company we were notified that the owner of the home was selling and we had until May 30 to vacate the home. The rental company did give us 30 days notice. We were constantly trying to find a place to rent but with a very short amount of time and having no other indication that this was going to happen to plan ahead and also on top of it having 3 dogs it was very hard to find anything for rent , we even connected with the rental company to see if they had any rentals available and they did not. We had clarified with them how rent would work if we were able to be out before May 1st or if we ended up staying into May. They had told us that if we are any day into May we will have to pay a full months rent (which we did) and when we would leave the home during the month of May we could POTENTIALLY get back any prorated rent based on the day we had left. We were told by the rental company we did NOT need to give them any notice besides informing them we found a home and when we plan to be moved out by. They are stating that the number of days we were at the home still in May was our choice ( only because we couldnt find any place sooner to rent and were on the verge of being homeless) and this was being communicated with them, also that sense we gave them only a 6 day notice we would not get any prorated rent back. We are very confused as they have contradicated their statments as to what the rental agreement states that we have to give a 30 days notice but them telling us we did not have to give notice in regards to this situation. If we would have been aware that with this situation we needed to give a 30 days notice it would have been not feesable due to the fact we couldnt find anywhere to rent and the owner had decided to sell we were constantly on a time clock trying to find somewhere to go and the company asking when we are going to be out. Honestly, , if you could just Make sure that a complaint is just filed against them on how they handle this thats fine with me. I know were not gonna get any money back because of how they screwed us over.Business Response

In response to your complaint, I believe you are misunderstanding. We are a property management company that managed a property you were living in. The owner decided to sell that property and we gave you a legitimate 30-day notice of that. You were to vacate the property on May 31, 2025. The seller removed that property from our management and your deposit and rent for May was returned to the owner, as we are required to do. We are not holding any rents or deposits for you. I do know the property was not left in good/clean condition when you vacated. There were violations of your lease that would have prevented you from receiving that security deposit back. ******* & *** ***** submitted a rental application to us
on March 4th, 2022. Even though they had a rent and possession on
their record, they
were approved based on their great need for a home.
The only unit that was going to be available was *** ****** **** *********** **.
Current tenant had given notice and was going to vacate April 30, 2022. ******* & *** ***** was given notice this unit was coming available. They placed a
deposit with our company on April 12th, 2022 to hold the unit. They
were told IF the current tenant vacated prior to May 1, they would be notified.
Tenant placed the keys in our drop slot after hours on April
30th, 2022, and they were received when the office was opened on May
1, 2022. Unit was inspected, cleaned, including carpet by May 2, 2022. *****’s
were notified, they scheduled an appointment to come in and sign the lease on
May 2, 2022. DOCUMENTATIONS ATTACHED LABELED EXAMPLE 1 & 2.
Tenants are required to have all utilities placed in their
name prior to receiving possession. Tenant placed utilities in their name,
utilities were verified and tenant took possession of unit on May 3, 2022.
Tenant is required to fill out and sign a property condition
report (rental inspection checklist) upon taking possession. **** & *** ***** completed and signed said checklist and turned that into the office on
May 3, 2022. (Nothing noted in regards to any issues with the carpet, roof
leaks, mold and damage area in living room etc.). COPY OF THIS REPORT ATTACHED

Our policy for repairs and/or issues is explained to tenant
upon signing of the lease. They are given specific instructions which include
the company phone number, address, email address, and after hour’s emergency
number. We also request that they report those issues by email and ask for a
photo of issue.
We were notified by the *****’s on May 23rd, 2022
that they were not happy with the refrigerator in the unit. *** thought it was
old and ugly and wanted it replaced. Even though the refrigerator worked, and the previous tenant had
no issues with it, and since it was noted on the move in inspection report by
the *****’s, we chose to replace it for them. There were issues with finding
the correct color due to covid and other supply issues, however the
refrigerator was replaced with a new one on May 31st, 2022.

We were notified by the *****’s on May 24th, 2022
that there were some spots that *** felt like were mold on the bathroom wall
and in the living room. We had those issues completed and resolved by June 10.

We were notified by the *****’s on February 15th,
2023 that they thought their furnace was not working correctly. They thought it
was kicking on to much and causing their bill to be higher. A repairman was
sent and issue was resolved on February 16th, 2023. There were only
3 request made by the *****’s on file. All three request were taken care of in
a timely manner. No further complaints were submitted by the *****’s after each
incident was rectified. . DOCUMENTATION ATTACHED LABELED 6 & 6A.
*****’s notified our office November 18th that they were
having money issues due to both of them being unemployed. They requested
assistance with needed forms and letters from us. We did comply with their
request. When additional documentation was received from SAFHR for approval of
the *****’s getting assistance we once again began to comply with their
request. However, SAFHR wanted additional documentation and requested those
documents be downloaded and attached to a link they provided. Documents they
requested included: copies of the deed for the property they were occupying,
copies of the driver’s licenses for all owners, copy of all documents for the
LLC that owns the property, and other documents. Theses were document that we
did not have and documents that owners of that property did not want to
provide. We received a call from an employee of OCAC trying to request those
documents again. We explained to them that we could not provide those. She did
say that the *****’s could still get the assistants without it, but it would
just take longer. DOCUMENTATION ATTACHED LABELED 7, 8, AND 8A.
December 6th, 2022 we received an email from Amy
regarding their assistance and past due rent about them cancelling their SAFHR
application. DOCUMENTS ATTACHED LABELED 9, 9A, & 10.
December 29TH, 2022 we received a request for
rent verification on the *****’s. We were informed from ******* ******** of DAS
Acquistion Company that they were trying to get pre-qualified to purchase a
home. We filled out that form and it was returned on January 2, 2023. DOCUMENTATIONS
ATTACHED LABELED EXAMPLE 11.
March 31st, 2023 a letter was sent to the *****’s
informing them that their lease period was ending and they would automatically
go on a month to month basis as outlined in their lease. They were also
informed that the rental rate would be increasing starting May 1, 2023.

May 2nd, 2023 we received an email from *** stating they had filled out a rental application for another rental company. We
never received any request for rental verification on the *****’s. We never received a written notice from the
*****’s that they in fact were moving. *** stated she understood she needed to give a
30-day’s notice and she realized there would be a late fee if May rent was not
paid on time. DOUMENTATION ATTACHED LABELED 13.
On May 10th, 2023 we received calls from individuals
inquiring about the unit that was going to be open on ****** **. We were
informed that they were having a moving sale at *** ****** *** and they wanted
to know if that unit was available. At this point the *****’s had not given
notice that they were moving. An email was sent to *** asking about the sale,
and the fact that they had not paid for May.

Our leases explain what can happen when a tenant does not
give a written notice. What can happen when a tenant violates their lease, etc.
The *****’s did not give a 30-day’s notice, the *****’s did not give a notice
at all, the *****’s did in fact violate their lease in more than one way. The
*****’s had possession of and occupied the unit until May 15th,
2023. The *****’s dropped their keys and garage remote in the drop slot the
morning of May 15th, 2023. They do have an outstanding balance.
We are a very prominent business in Marshfield and have been for over 20 years. We
have never had a complaint filed against us with the BBB nor anywhere else.
We would like to point out that the *****’s were perfectly
happy with the unit, and occupied the unit for over a year. If they felt their
health or safety was not in our best interest they never relayed that to us.
They also wanted to stay in the unit IF we would lower the rent. Therefore, we
believe they are simply attempting to scar a company’s good reputation with

This complaint is completely ridiculous. You do not live in the unit. You moved out of the unit of your own free will on May 15th, 2023 the same day you filed the complaint. What exactly is your complaint? Why complain about a unit you no longer occupy?
