    My driveway and backyard were torn up. They did not finish painting the outside of the house. The company had to return to fix the guttering they put up. The sheet rock installation had mistakes. They did not match the kitchen floor height with the dining room height. The interior paint job was messy. The trim work was done poorly and does not match. There was no interior cleanup after the job.

    I have received and reviewed the complaint from *********************.  

    *  Equipment was brought in to smooth out the driveway and backyard at the completion of construction.  Seed and gravel were not applied due to budget constraints.  

    *  *********** that installed the gutters was called back as soon as I was notified there was a leak, and the gutter was repaired to owners' satisfaction. 

    *  There were blemishes in the sheetrock following mud and texture.  ***** pointed out blemishes and they were repaired to her stated satisfaction. 

    *  During construction it was discovered that the kitchen floor had multiple layers of old subflooring underneath the top layer. This could not be seen until outer structural wall was removed.  Due to budget constraints, the owner chose to have a stepdown dining area and not add the necessary subflooring it would require to meet the kitchen level.  This was discussed multiple times, and owner physically walked through this area and stated she was satisfied with the decision.  

    *  All trim and paint were completed to owner satisfaction

    *  Interior clean-up was completed by 'Two Women and a Towel'.  I have cancelled checks in my possession.  An extra $40 was paid to clean areas not impacted by construction.  

    Construction came to an end due to budget constraints on the owner's part.  The original bid was for $80,000.  This was the necessary amount required to complete construction as intended.  Upon day one of construction, I was informed that I had stop ALL WORK when the budget hit $58,000 due to owner spending the funds elsewhere.  Owner understood this would greatly impact our ability to fully complete the originally planned project.  Owner stated again that we MUST STOP at $58,000.  The budget went over $4000 in labor and materials.  I have written this off of the owner's final bill.  Throughout this project the owner added change orders that she stated were important to complete.  This included enlarging the smaller of the two decks, as well as choosing to purchase a more expensive carpet the original budget allowed.
