    I was responsible for the finance portion of a tenant lease to help a disabled lady get on her feet. We signed a month to month lease with Jordan Amman for an apartment at *** * ******** *** ************* **. I requested to be off the lease on 5/13/23 when the tenant was found to be deceitful and had also complained of unsafe health conditions (heavy marijuana smoke and unregulated heating) and all the work she said she had to do in the apartment, mostly painting. I signed a non-renewal agreement on 5/14 with Amman (at which time he made the comment “she got you didn’t she“, and the apartment was vacated on 5/30. Mr. Amman said to send him the last prorated payment so he could send the security deposit to me. I sent him the last rent payment on 6/1 and it was promptly cashed. I have emailed and called him numerous times and sent two certified letters, one a demand letter, all with no response. I have pictures and witnesses to show the apartment was in much better shape after vacating the apartment (pictures attached) than at move in. I have a lot of documentation to substantiate my case and many more pictures if needed. I would just like my $750 deposit back, and would also like to prevent future tenants from being defrauded by Jordan Amman.

    Firstly, let me
    clarify that I am the landlord of the property. I am aware of the circumstances
    surrounding your lease and the issues that arose during your tenancy.

    It appears there has
    been some confusion regarding the security deposit. In accordance with the
    terms of the lease agreement and the documented breaches of the lease, which
    include smoking and having an unauthorized pet in the property as well as other
    damages to the property and my equipment, I regret to inform you that your
    security deposit will not be returned. The costs associated with cleaning and
    re-painting the apartment after your departure far exceeded the amount of your
    security deposit.

    Furthermore, it's
    important to note that I was not authorized to agree to the return of your
    deposit under the circumstances, as the lease violations and necessary repairs
    were substantial and outside the scope of the deposit amount.

    I understand that
    you believe the apartment was in better condition upon your departure, but the
    aforementioned violations of the lease terms have necessitated extensive
    cleaning and repairs, which were not present when you initially moved in. The
    costs incurred were used to bring the property back to its original condition.

    I respect your
    concerns and your desire for a resolution. If you have any further
    documentation or information you would like to provide, please feel free to
    share it, and I will review it accordingly. However, based on the information
    currently available, I cannot approve the return of your security deposit.

    I apologize for any
    inconvenience this may cause and hope that this situation can be resolved
    amicably. If you have any additional questions or concerns, please do not

    I wanted to include additional correspondence to show why I believe that **** ****** and Jordan Amman had worked together and against our contract to defraud me.  While it was my intent to get **** ****** **** ***** ****** back on her feet, I learned along the way that she was mainly interested in a hand out, and had no desire to establish her credit, which was our initial agreement.  And while I initially thought that Jordan Amman appeared to be a good landlord, I learned along the way that he was also deceiving and made private agreements with **** ****** and without my knowledge.  Jordan made verbal agreements with **** ****** that were not in the contract, and then was usually nonresponsive when confronted.  You can see proof of this with the reduction in rent that he and Beth agreed on privately, and when I was told by Beth had to request this in writing from Jordan.  This also happened with what Jordan is now claiming as violations to the contract.  He and Beth agreed that she could keep her dog for a very short time because she had a family waiting on the dog at move in.  The dog left shortly after her occupancy.  When I confronted Beth the first month about smoking in the apartment, she agreed to smoke her three cigarettes/day outside, even though she said the other tenants all smoked inside.  Jordan told me that no smoke damage could occur to an apartment within a couple month period.  Now he is trying to use this as an excuse to withhold my security deposit.  Jordan also agreed privately for **** to paint the apartment because he resourced her with paint supplies, and she was in no condition to really do that type of work. 

    **** ****** did not notify me when she vacated the apartment, only Jordan Amman.  She departed with all she could get in a truckload, and left me and others the work of cleaning out the items she didn't want, including her soiled mattress, box spring and clothing.  I sent Jordan Amman numerous emails during this period, with no response.  Also, please note Beth's comment to Jordan, "There are two packages on
    the top shelf of the living room closet for you, along with your paint supplies", indicates that the two obviously had secret agreements.  

    I also believe that Jordan took advantage of this whole situation because, as he stated, "I have to minimize risk and
    unfortunately already have a good amount of risk with my current tenants."  His risk with current tenants should not be a reason to withhold my security deposit.
