    May 28 2025 I met with **** following his home inspection to discuss the foundation. On his report, **** said that the foundation was damaged but left out the severity of said damages even when he knew how bad it was. For example, his report says there are signs of mold and termite damage. However when talking to him, he finally told me that the damage looks like "someone shot it with a 12-gauge shotgun".Furthermore, **** included in his report HVAC and water heaters, saying to note information on what the water heater and HVAC units are. However when talking to him, he told me that one of the two, in one of the units in the duplex I bought, would give me problems. He didn't disclose which, in his report or in person, nor what the problem would be.**** noted in his report that I should get a specialist to inspect and repair the damaged foundation. I had hired Foundation Recovery for this. When I shared project information with ****, including costs and what will be done, **** told me that whoever is doing my project is "full of shit". We then discussed what ****** team can do to fix my foundation for cheap.However, ****** proposed method was shady at best. He recommended I demo a room in the duplex I just bought, and replace joists and framing in only one problem area (mold and termite damage). No warranty either. **** mentioned that this kind of structural work requires a permit, but he encouraged me to NOT get a permit, use a cover story, and only get the permit if I was caught. **** then encouraged me to claw my deposit back from Foundation Recovery, and threaten their reputation if they refused.I am a first-time homeowner. I am not going to lie and threaten others to save money. **** left out important information on his report that we really could have used. The worst part is that **** advised me to get a professional, only to tell me they're wrong, and encouraged me to hire him to fix what he glossed over. **** ****** has only cost me money.

    Mr. ******* hire me to perform an inspection on a property he was purchasing. He contacted me last week, stating he had hired a company to look at the repairs we reported on. He asked if I would help him with the warranty program we offered? I explained he was my client, and I would help him any way I could. I also explained the warranty was for items we inspected and then failed with in the first ************************************************************** our report. He became upset and thought I should pay for the repairs that we have noted in the report. I explained that is not how our program works. We in fact recommended that a qualified contractor further evaluate his issues in the report. I asked if he read my report. With his remarks, it led me to believe he read the report after the purchase. 
     His remarks of the water heater and baseless other claims is out of anger for me not paying for his repairs.     This is in response to the client's report I provided prior to him buying the home. Mr. ******* stated that after the purchase of the house, I did not fully explain the damages to him. The report I attached pointed out several areas that a contractor should have further inspected for the cost of repairs to determine the value of the property thoroughly. When he called, explaining his concern about the cost of the repairs, he asked for our warranty information. I explained our warranty program was for the unlikely event that we failed to document a defect or an item we inspected failed within the first 100 days. I explained he could contact the warranty company to file a claim. They would ask for my report, and upon discovering that these defects were noted, he would not be covered under the program. 
    I also explained that these areas are included in the report for him to review, as I had gone over it with him on the phone. He stated he didn't have the report and didn't have time to locate it on Homegage. He signed our *** and paid for his invoice online at ****************. His report resides at ************ for as long as the company is in business. If needed, I can provide the SOP he signed. Listed below is the list of discoveries I noted for him over the phone;

    3.0 vertical cracking in the brick indicates settling. I recommended that a contractor be evaluated further.

    6.1 Vertical cracking over the bathroom door indicates settling.

    8.0 damage to the foundation, recommending a specialist to further evaluate the foundation.

    8.0 A tree growing in the crawlspace. I recommended that a contractor be evaluated further.

    8.0 Moisture is present inside the crawlspace; I recommend that a contractor evaluate the crawl space further.

    8.3 Termites have damaged the floor joist, and a contractor should further evaluate the framing.

    8.8 Evidence of termites. I recommended a specialist for further evaluation and treatment.

    8.9 Mold inside the home and crawl space. I recommended that a contractor evaluate the home and crawl space further.

     In the report, there were other areas of concern that he did not mention during our conversation. MR. ******* is very upset with his purchase, and I believe that he's exploring all possible avenues for compensation on his purchase. These issues should have been addressed before closing on the home.
