    - On the 25th of February 2022, I made a lease agreement with C4 Partners, LLC by paying full-year rent upfront.

    - 9072 US Dollars and 450 US dollars as a non-refundable processing fee.
    - Year-round accommodation
    - Refund of the non-living period.
    - They do not contact at all

    I have the lease agreement, fire report, correspondence, and all the relevant evidence.

    I am in receipt of the complaint from ****** ****** and **** ****** dated May 18, 2023.   We did not receive a complaint from the BBB prior to this date. 

    In response to the consumer complaint that you received from ****** ****** and **** ****** regarding the fire in their apartment on July 14, 2022, C4 Partners, LLC owned the property as of this date.  As of July 14, 2022, the building at **** ***** ****** ***. was under investigation and residents were not to access their units during this time; however, we have included a photo of one of the complainants trespassing on their balcony on this date.  We are uncertain if any personal items were removed while they were in their unit.  Due to this units being uninhabitable, a letter was mailed on July 22, 2022, and emailed to all residents on July 26, 2022, in the 1717 building informing them that their lease was terminated and to obtain their belongings by the end of the month or as scheduled.  ****** and **** removed their belongings on July 27, 2022.  Any remaining items were to be discarded if not removed.

    The investigation report from the Springfield Fire Department dated July 18, 2022, indicates that the origination of the fire started on the balcony at 1717-203 where the residents reported that they were smoking.  Per the lease agreement 14.  REIMBURSEMENT.  You must promptly reimburse us for loss, damage, government fines or cost of repairs or service in the apartment community due to a violation of the Lease Contract or rules, improper use, or negligence of you, your guests, or occupants.  We may require payment at any time, including advance payment of repairs for which you're liable.  Delay in demanding sums you owe is not a waiver.  Due to the damage caused by the residents, their prepaid rent in the amount of $5,179.66 was applied to damages.  As far as reimbursement for hotel coverage or any other fire related expenses, the residents should contact their insurance company as the lease specifies that there is non-liability for property damage or personal injury.

    As of August 2, 2022, ** ********* *** sold the property to another party.  Any correspondence received prior to this date from the residents was turned over to our insurance carrier as instructed.  Any site visits or discussions after this date were with the new ownership's staff.

    Although the fire has been hard on all involved, we are fortunate that all the residents made it out of the building.
