    Hello,

We do not have any issues with refunding application fees if we deny a tenant.  In this case due to the applicants situation we are definitely willing to refund the application fee. We manage units for hundreds of clients. As it pretains to Ms. *******,  the unit passed the St. Louis City Municipal inspection for occupancy and can be occupied currently by a market tenant.

The applicant (Ms. *******) is a St. Louis County Housing Authority prospect.   The inspector that was sent by the Housing Authority requested some items to be repaired that our clients felt were not necessary for occupancy. The applicant was informed of this and we offered to work with Ms. ******* on finding another unit if she liked.

Ms. ******* was also informed on the viewing that the owners were from out of the country.  She was told they would even be in town the week of April 18th of 2023.

It's very unfortunate the Housing didn't work out for this unit.  We do our best to place our tenants in the best homes possible and work with several 3rd party entities on placement for hundreds of tenants annually
