I rented from this company last year. My housing was subsidized but I did pay a portion. I moved out June 30, 2022. I got a letter today saying that there was smoke damages and cleaning . I had many things that were broken and I had to buy filters for the AC. They are saying they are keeping the deposit and that i owe them more money for "damages." $375 for damages, plus the deposit. $950. They threatened me and told me that they were selling the property. I am disabled. I was never late on my rent. The house had been a drug house and they had been evicted.

******* was a tenant in our single family house for 16 months. When her 1 year lease was expiring she provided a written 30 day notice but upon this expiring she requested to extend her stay at our property while trying to find a house to buy. We allowed this for 4 additional months. We have never threatened ******* with selling the property and it is completely within our rights to sell our property if we choose to and the new owner would continue with her lease agreement, this was explained to her. Changing filters in our single family rentals is part of the lease agreement, we off to supply them when requested. After ******* moved out it was determined that due to the extent of smoke damage that occured during her tenancy that the entire home needed to be primed and repainted after only having this done the month prior to ******* moving in. All window coverings also had to be replaced due to yellowing and smoke damage, the entire home needed deep cleaning of all appliances and fixtures to remove the smoke damage. These charges were submitted to ******* in writing and deducted from her security deposit. A remaining balance was charged to *******.
