    ******* appraised my mother's home after her passing. It seems he radically undervalued the house and came in at exactly the same value as a house around the corner. He called the sites comparable and are not in my opinion. Some of the differences being, the closest comp is in the center of the block while our house is on a prime corner lot with much better landscaping. While he mentioned market conditions, the house he thought was exactly the same value had sat on the market and had price reductions over that time. Our house, on the other hand, was on the market for 3 days and had 3 offers at, or above, our listing price. That doesn't seem comparable to me. In his write up of our property, **** stated that the house maintenance condition was average. Everyone who toured the home stated they thought it was meticulously maintained. If I hadn't seen the unflattering photos taken by **** of our property, I would not have known he even saw it. This appraiser also did not have the appraisal document completed in a timely manner, which could imply this might have been rushed and could be reflected in the quality of the report. I understand an appraisal is an arbitrary opinion by a person, but feel his opinion did not adequately reflect the current market conditions in the sampled areas or the quality of the home in question. If this gentleman had used an average selling price for the 3 comparable homes he used to arrive at his valuation, it would have been thousands more than the value listed in the appraisal.
