      I have given ******* ******* of MPJ Enterprises a $7,500 deposit on a rent to own agreement and now he has put me on rent by the month since I did not have another $2,000 to add to the rent to own agreement.
      I would like to have my $7,500 deposit back.
      I will send a copy of the contracts.

      Good afternoon to all who read this.

       

      We received your letter a few weeks ago and responded to it...

       

      Now we received another letter asking again about the same tenant and compliant... Did you not receive the first email reply here??

       

      We have worked with the tenant in these matters for some time, they did not honor their agreements, we have worked to help them stay in the home... They continue to not pay their payments and are 2 months payments behind and seem to have no intention to pay their monthly payment to stay in the home.

       

      We have started legal process of possession of the home.

       

      We never wish to go this route, but when the tenant will not pay their monthly payment and even after we give them more time and do what we can to help them they still do not pay, we have no choice but to start legal process to get possession back of the property.

      I put a $7500 deposit down for rent to own. After two years he has changed it to just rent and I don't know where this $7500 is. He told me I could rent agai for another year before I could rent to own it. I have about $28000 into it. I asked for the $7500 back and he said no. I have a copy of the original contract that I'll be getting from my sister and will send to you.

      The complaint you received from ***** ****** is not accurate the parts he left out are below.

      The tenant ****** ****** and ***** *********   did not follow their agreement. Their Option agreement states they have to make their monthly payments on time each month and pay extension fee when due... when their extension fee became due in June 2023 they did not pay it, even after the office sent them reminders etc...this voided their option to purchase agreement, and then they became over 30 days late on their monthly payment in Sept of 2023 which is in breach of rental agreement and we gave them several text, email and notices including stopping by the house in person to let them know they had voided their agreement and if they did not pay their rent payment they would have to move!

      We are trying to help them and were giving them time to catch up their payments and also told them that if they paid on time for 12 months and paid their extension fee per their agreement, we would reinstate their option to purchase agreement!

      They have not caught up their payment and they are currently are past due for Oct 2023 25 days and have not paid Octobers payment.

      We are trying to help them, but if they will not pay their payment's each month there is nothing we can do and will proceed to eviction if they do not pay.

      We wish all the best and try to help within reason, all they have to do is make their payments each month and follow their agreement.

      If you can help them make their payments on time each month and not be more than 30 days late that will be great, if not and they go past 30 days late again, we will file for possession of the property...
