    Mold in the rental property. Not taken care of, known before we signed lease and lived there for a year.

    The mold concern from the tenant was not listed in her move in inspection report.  The tenant texted me a few concerns in March of 2022.  She listed that the tub/ shower unit was beginning to leak.  They had noticed a wet spot on the concrete floor in the unfinished basement.   I coordinated a time with the tenant to look at the leak and attempt to correct the problem.   At the inspection I re-caulked the walls above the tub.   A few weeks later I was notified that the leak had come back.   I called my plumber and ordered a new unit.  New tub, and walls, and fixtures.   I notified the tenants of my order.

     

    on March 29th ***** texted the question "is someone going to come this week?"   I responded "The appropriate sized unit is on order.  We aren't confident in the projected delivery dates.  Once we have the unit and make sure it is not damaged (happens far too often these days) we will get with you to set up a day to install.  Nothing we can nail down until then."   

    on April 28th ***** -" any word on bathtub?"   ***** (my wife) replied - " I was included in a text this morning between ********* at **** ****** (plumber) and ***** about the tub I will try to get a hold of ***** and see what date they are talking about installing"   ***** - "still need to know at least a week in advance to get my dog boarded"

    on June 11 - ***** - "Are we going to do anything with the bathroom anytime soon?"   Me - "**** ****** Plumbing will be there Wednesday July 15th."  ***** corrected my typo and added that the date will be June 15th not July.  ***** -"due to the lack of communication my dig will be home all day Wednesday"  she went on to say that the dog will be locked in the backyard that day.

    Tuesday June 14th - ***** - " I have Covid and possibly sepsis"    We cancelled the plumber

    Wednesday June at Me- "I have cancelled the bath remodel.  I hate to hear that you are sick.  Be safe and take care of yourself.  We will reschedule after you are healthy."

    July 5 - ***** - " we will not be renewing our lease"

    August 17 - Me- " it looks like you guys have moved out.  WE are working on fixing the bathroom now.  Will you guys be living in the house next week?"

     

    We fully remodeled the bathroom.  

    We found that drywall tape had peeled off the wall in one area of the living room and we repaired that.  As we attempted to re-paint the walls we discovered that the walls had dog hair on them.  Before we could paint the walls we had to clean the dog hair off.  In doing so the floors that the tenants had cleaned were now in need of c leaning again.  There was a window screen missing from the bathroom window at the time of our inspection (prior to the bath remodel)   There were many burned out light bulbs, and all of the kitchen cabinets and drawers had sticky notes on them.  Furthermore, the oven was dirty and there was a full trash can left in the kitchen.  We were fair in our assessment and pricing of the damages.

    I am rejecting this response because:



    The initial complaint was made November 11, 2021 for the tub/shower leak. On the inspection report I did list possible mold damage in the past, looks like they just painted over the mold spots previously.
