    *******,

I am sorry you feel we have put off setting your home in any way. I can assure you that we try to keep homes in line as the property is ready.  I have been to your place on a couple of occasions. The property needing revisions or just too wet is all that has held up your home.

Due to the weather from this last winter and all the rain the homes have not been able to be delivered.

Our guys have been on your site since Monday, April 14, 2025 working to get it set up. As they work to finish your home we ask for patience, as we are short handed due to employees not showing up or ill.

When we finish your home I hope at that time you change the 1 star to a 4 or 5 star rating.

Put $1000 down on a home and my financing fell through. Was told by ********* to use ************** for financing. We were approved but the payment was $2000 per month. Could not afford that kind of payment and was told by ********* to buy a single wide instead of the double wide we had picked out to lower our payments. I do not want a single wide and now they are holding our deposit because we were approved for a loan that we cannot afford or a home we do not want. How can they do business this way I will not buy from them buyer beware of the crooked practices they use. I contacted several other dealerships and was told this is illegal.

The customer came in stating they were looking to purchase a home and doing a VA Loan but they are waiting for approval from their lender. As they were about to leave and get in their car, the customer chose to come back inside of our office and asked if they could put down $1,000 to hold our display unit that they wanted to purchase. If the customer did not want the home then why put money down on the home? The customer did not have money on them but their parents did so the parents wrote a check to hold the home for them. Per our contract, it clearly states "Any unused portion of the cash/check down payment/ deposit is refundable ONLY if credit is denied when initially pulled in the beginning with the credit application. If credit is approved after a denial because the buyer makes a change to their loan, the deposit is no longer refundable." The contract was written up for the display unit, extra delivery milage, sales tax and the cost to install the home onto a potential crawlspace. The crawlspace was not included in the contract at this time due to not having a bid yet. The customer was then denied by their VA lender and reach out to us so we suggested one of the lenders we work with. We can not force any customer to fill out an application with any lender. This is a choice the customer makes and all we can do is give other suggestions. The customer applied with ************* and was approved. The customer tried getting his own crawlspace bid and a slab bid with a block wall / skirting to meet the previous VA lender requirements even though they are now going through *************. The customer has continued to turn in paperwork to ************* even today. The customer also called this morning wanting a crawlspace and slab bid from our contractor as well. Not once has a refund been requested from us but the customer chooses to call us stating they have spoke with an attorney all while still sending in paperwork to *************.We spoke with the customer last week as well and they stated they called another dealer who would do it all for a cheaper price but are still requesting bids from us.We were able to get bids for them today but at this point we were very confused as to whether or not they were wanting the home between saying the payment is too high, still requesting bids, and then saying they are speaking to an attorney. All this prior to anything about a refund. When the payments came in high, our sales person suggested to purchase a lower priced home such as a single wide in order to get their payment down not to put them in a home they do not want.We called the customer back about the bids we received today and their contractor bids are lower than ours which is completely fine. The customer is more than welcome to go with his contractor. We have told the customer that the cost of the install onto a crawlspace would come off the cost of the home if they are going to move forward with a slab and that would bring the monthly payment down as well. Instead of reaching out to us as the dealer, the customer chose to go around us, to the ********************, and other sources before even speaking with us. We spoke to the customer last week and explained the crawlspace and slab costs. The customer stated last week and today that ************* will not accept his contractors costs. We explained last week and today that he needed to send us the bids (or he could do it himself) so we can help send the bid/invoice over to ************* to prove to them the costs as they will not accept costs that are over their standard amounts in the loans without proof (Invoice/bid).We called and spoke with ************* to ask what the rough payment amount would be if some numbers were adjusted for the home going onto a slab. Starting out the payment was $1,922.57 and since then the payment has changed to $1,888.35. Per *************, if the customer were to remove the cost of installing onto a crawlspace from the cost of the home, and change the cost of improvements to the bid amount he received from his contractor, then their potential payment could be roughly $1,453.66 for the P&I. Looking at their current rough ***************** on their current approval, the payment after *****************, could be around $1,723.52 depending on if those change or not if the customer chooses to make these cost changes on their loan.As of now the customer states they will be speaking with an attorney so we will no longer be speaking with the customer in any way, shape, or form until we have a written statement stating they are no longer speaking with an attorney.
