Hello, I am writing this complaint in reference to a scam I feel Wellington Place is trying to get away with on college kids. My son ******* **** ***** moved into 105 Wellington Place in ******, *** in August of 2022. We had concerns with the person handling the rental and the owner from the beginning. They kept insisting all payments would be done through ************************* an online portal. They could never get it set up correctly and then were trying to charge late fees when they had no way of accepting payments. The owner was arrogant about his mistake blaming PineBluff, which I pointed out to them was their fault since they chose the company. So all that is in the past, when we moved in we had to pay a security depost of approximately $1,100.00 plus $400.00 more for furniture the students all rented ( all through them). The apartment supposedly had a deep cleaning that we all paid for. When I moved my son into the place, the wood floors were heavily scuffed up, the paint on the walls was multiple colors of white shades, the cleaning was horrible, as there was dirt cobwebs, everywhere. The fridge had several large dents in the front of it, on and on. I emailed the agent handling everything ( I can supply the emails if needed) pointing out all these things, she said she was aware and had noted them down, *** explained I did not want my son to be blamed/ held responsible whenever he moved out. Fortunately for me, I took a bunch of photos of the condition of the place at his move-in, just in case the place was ever going to try and scam college kids out of money. So they live there for two years, he graduated, I took photos when he moved out ( this was in May of 2024), and we continued to pay for the lease and furniture through the end of July ( when the contracts ended). So I figured once the contract was up they would contact us and refund the security deposits we had paid. Never heard from them ( nor did any of the other roommate's parents).

I have twin daughters who were residents at Wellington Place Apartments for 3 years, with their lease ending July 31, 2023. We moved them out of the apartment July 29, 2023, and have yet to receive their security deposits back as of October 17, 2023. Calls to them are answered by maintenance men indicating they don't currently have a property manager but messages will be passed along. Security deposits are $500 per tenant ($1000 total from our family), and we left the apartment in pristine condition - inspected by a maintenance man early in the week of moveout who told them he'd only need a couple hours to turn the apartment around for the next tenants, and we took pictures at time of moveout to document the clean apartment. The apartment was incomplete at move-in three years prior and we also have a list of items needing to be finished that was provided to the manager at the time of move-in. They never completed these items in the 3 years that the girls lived there despite many requests. We are just looking for the security deposits to be refunded. Based on research of MS regulations, we may be *********** an additional $200 above the security deposit amount since they were not refunded within 45 days. So, we're requesting $1400 ($500 x 2 plus $200 x 2).
