    Ive been trying to rent a unit at ***************. I was charged $25. I was never told I was approved. Online they advertise $797, theyre asking $1164. Im a veteran. They advertise $100 move in special. They have lied about contacting my housing case worker. Now they are avoiding me. They defaulted and mislead me. I think its fair I get my $25 back

    They are still advertising it for $797.
     Income restricted, which I qualify for.  They accept section 8 vouchers but wouldnt accept mine. Im on social security disability.

    It has been explained to Ms. ***** that she is on a section 8 voucher, for section 8 the paperwork can work one of 2 ways.

    Option 1 she is responsible for all utilities, and the rent is the market rent of $1097.
    Option 2 section 8 has limits where the rent can be more in this case the manager received a number of $1164 to allow for utilities meaning that we would include some utilities with the monthly rent and that was the number entered on her application.

    Section 8 housing vouchers do not work like a normal lease in the sense of the housing authority having to approve the rent and the apartment, Ms. ***** was never approved as we do not have an approved voucher for her as of now and she opted on cancelling the application.

    Below Ms. ***** mentions rent at $797, our market rent is $1097 and our special discusses $300 off the first 3 months making the rent $797 for 3 months, the lease also contains rent at $1097 as this is our market rent. Unfortunately for section 8 vouchers we must use the market rent as that is the actual rent.

    We give a one-time credit of $100 for our veterans, military etc., this is taken off on move in day, she is not a resident and has not moved in so that cannot be applied. 

    The application she submitted states application fees are non-refundable and this was submitted to Ms. ************************************************ let me know if you have any questions or would like additional information.

    This company has failed to provide me with the services I paid for. I paid my rent and all other charges and still went without heat for most of January. This company has requested me to give them 72 hours to respond to my email as of Monday and it is now Thursday and I haven't gotten a minimum of a confirmation email. This company has broken the law in Montana in regards to my lease agreement and refuses to acknowledge the wrongdoing.

    Ms. *********, was a resident of this same apartment complex from 2/22/21 to 12/04/23, and is now a current resident. The full services she speaks of is her heater stopped working and she did not contact the emergency line or submit a work order as per the normal procedures in an emergency or non-emergency situation. We had no knowledge of her no heat situation, when she informed the staff, they arranged for a space heater and then they scheduled for the repairs in a timely matter. 


    At this point she wants a month to month lease we will not be allowing that as she failed to report the issue via the emergency line for after hours or calling the office during business hours. She can terminate her lease as per the contract, but we will not modify the existing lease.

    I am rejecting this response because: The heat was not fixed in an appropriate amount of time and I was given a space heater the for a few days out of the entire month of January and then was notified not to use said heater due to "possibly setting the whole building on fire" per local staff. I'm rejecting this response because this company has literally broken the law and my lease agreement with them. They are in breach of contact.

    On Friday February 21st I moved into apartment #2-20 at ***********************************. Upon entering nothing seemed wrong the apartment was just filthy by the walls with dirt and dust. I was never given a proper inspection to the apartment before signing the lease or paying rent. I was thrown straight into everything not knowing what to expect. When I arrived at the apartment building at 11:05 am Friday February 21st I was disgusted. There was loads of trash all over the surrounding areas of the buildings which was able to tell me that maintenance wasnt doing their job, there were piles of dog p*** all over, and there was a thick sheet of ice at least a foot thick covering the parking lot all the way up to the stair of the building. Thinking nothing of it at the time I proceeded to move in. I moved in, took a shower, and brought my friend over to hangout. Around 5:30 pm while my friend and I were cleaning the apartment bugs started to appear from the kitchen. I killed the first few not thinking much of it until finally more started to come out and I became suspicious. I ****** lensed the bug and found out it was a German Cockroach. In my lease it says nothing about such a severe infestation. By the time I find I finished searching the bug up more continued to appear causing my friend, her step mom, her father, and my father to evacuate me from the property with my belongings as fast as possible. After we had evacuated my belongings I went back to her place and did research about the apartment complex and how bad the infestation is. On Monday February 24th around 8:10 am my mother and I headed over to the office to hand them my lease termination letter as well as to demand my money back. In return we faced many screams, slamming of a door, threatening for cops to be called, and ignorance on the other parties behalf. They refused to take my termination letter as well as refused to return my money with no reason for the refusal.

    Ms. Book did submit a letter, but she did not return keys staying in possession of the apartment from 2-20 from 2/21/25 until 2/26/25, with her dissatisfaction on what other people were saying as per the letter she submitted we cancelled her lease on 2/26/25 and we did not charge a termination fee or an insufficient notice as per the lease agreement. We only charged for the days the apartment remained in Ms. ***** possession.


    I am attaching the ledger and disposition letter that was generated and emailed to her, this was also mailed with the refund check.

    I submitted notice on 1/8/25 that I am going to be moving out of their apartment building at ********************* (my unit is 306) on 2/15/25. There has been no response, and, as usual, this company does not answer the phone or respond to texts. Their mismanagement is one of the reasons Im moving out in the first place. They consistently ignore issues including tenants smoking in the hallways, inappropriate behavior by their own staff, broken exterior doors, and stolen packages. I no longer feel safe living here and so I am leaving. They seem to be ghosting me, and neither my texts nor my voicemails have had any response from anyone. I need confirmation that they know I will be moving out on 2/15 and will no longer be their tenant after that. I have already signed a new lease elsewhere. This management company is unconscionably corrupt, and I dont want more drama involved with moving out.

    On May 14th, 2024, I contacted Granite Peak, via the text line for their residents, to remove my sister and her kids from the lease because they had moved out. I got no response. I contacted them again the same way on May 18th, 2024 seeking the same thing. On May 20th, I received this response: "Please attach your income verification here so we can get you approved for the apartment." I sent my income verification 6 hours later when I got off work. On May 21st, they responded and asked when they moved out and that they needed something in writing to put into their system. Within 1 hour, I responded to their request by giving them a date/timeframe they moved out and requested the Roommate Release Addendum that they have. They finally sent this form on May 24th. We filled it out and sent it back on May 28th. I asked for a completed/signed copy for my records, which I have not received. I contacted them 6 times via the text line since May 28th with no response to my request until August 19th. I also submitted an online request, as well as emailed **** ***** who is the head boss. I got no response. On August 19th, an employee tried to tell me the form has to be signed in front of an employee. This is not a policy of theirs. It is stated nowhere on the form, nor in my lease agreement. Because they are refusing to remove my sister from the lease, they are charging me for liability insurance for my sister. They are refusing to address this issue and simply stating it's their policy it has to be signed in front of an employee, but they also refuse to show me where it states this is a requirement.

    To remove someone from a lease we do need income verification to ensure the person remaining on the lease can income qualify on their own. The second step that Ms. ******** has failed to complete is the signed document we request, this document allows us to remove the additional lease holder, the document also states that Ms. ******** accepts full responsibility, and it allows us to refund the security deposit to the remaining lease holder.

    Both of the occupants are refusing to sign the document, and this is the reason we are unable to complete the request in our system.

    I am rejecting this response because: I have done what was required of me for this process. 

    Please see the attached screenshots of the required form that was 1) sent by an employee of the company via the text communication line 2) that there were no additional instructions on where and how it should be signed or returned considering my lease and the form also do not state such instructions 3) that it is signed by both myself and my sister and 4) that it was returned via the text communication line (the same method it was given to me).They are claiming I have not completed or returned this form, which you can see was done back on May 28, 2024, which the company has had access to the entire time. In my original attachments, you can also see how many times I tried to reach out to get a response from the company since the form was returned. No one responded to any of my messages asking for this to be resolved until Aug 1st. This in itself, is unacceptable. 

    Please see the screenshot regarding my paystubs. This was requested via the text line on August 2nd at 9:59 am. And I immediately sent my most recent pay stubs over at 10:04 am. 

    Ileana's claim that I have not filled out the form or submitted my pay stubs is an outright lie because you can see that I sent them. 

    The company has also failed to provide any kind of documentation of my lease where it states the requirements for the form to be filled out or where, which is because my lease states no such thing. 

    The company is retaliating against me as a former employee who didn't want to be part of their illegal and unethical actions. There is no other reason for them doing this. The fact that this company can't keep employees for longer than a couple of months, does not diminish their responsibility in this matter or lend any leniency to their obligations. 

    Because of their refusal to remove my sister and the kid from the lease, they are illegally charging me for liability insurance, as well as increased utilities fee for the additional people that should have been removed 4 months ago.

    We have been asking her to please stop in the office to sign the release of the additional roommate, this is something we require from everyone. The income was submitted and approved but the form she is submitting is not notarized and was not signed in front of any of our office staff so we cannot confirm that the roommate signed the document. This document releases the rights to the security deposit on the roommate being removed and also holds the resident that will be remaining accountable for any damages.

    I am rejecting this response because:

    Again, I have worked for this company and they have NEVER required the form to be notarized or signed in the office. They have failed to produce evidence where my lease or the form requires this action to be done. 

    As you can see from the previous documentation I provided, one of THEIR EMPLOYEES sent me the form via the text communication with NO INSTRUCTIONS OR GUIDELINES on the requirements of how to return it. 

    I'm a property manager myself and this company does not have a leg to stand on because they have not and cannot provide proof that my lease or the form requires this to be signed in the office or notarized. 

    The company is retaliating against me because I'm a former employee who confronted them on their unethical and illegal practices. 

    If or when this goes before a judge, because I absolutely will not drop this matter, any judge will agree that it was reasonable for me to return the form in the same manner I received it given that:

    1. My lease does not state any guidelines on how to appropriately return this form
    2. The form does not state any guidelines on how to appropriately return this form
    3. The employee who gave me the form did not give any instructions on how to return the form

    This is retaliation, plain and simple. The company has already spoken with my sister and confirmed that yes she signed it all the way back in May when it was returned. They have confirmation from both people that we signed it.

    Okay so I had moved in about 4 months ago, and the first month or so was all fine. Then within the last 2 or 3 months there has been continuous police calls to the apartment complex. There is a high volume of people coming in and out of apartment 205. There has been people carried out on stretchers and people have been removed by police. Me and other tenants have made complaints to the property managers and that doesn't seem to do anything. I have made a report with the attorney generals office and that really hasn't gotten me anywhere. They are having drugs coming in and out of apartment 205 along with random people overdosing and on top of that there has been people knocking on doors at random hours of the night. And trying to force their way into my apartment and into other apartments. The building security has not been updated to keep the building secure so people can pretty much come and go as they please. Me and other tenants have been complaining continuously to property management along with their bosses. This is not okay especially since the neighbors have a two year old daughter and they don't feel safe being home at all. We are not the only properties that they own, and they are also having problems and high police calls to them to. It has been a continuous problems, and I don't even want to pay my rent because I don't feel safe. So far nothing has been taken care of properly. I would really appreciate if they can address those issues and compansate us for all of the extra issues we have been dealing with.

    Hello,

    Our onsite staff has investigated all complaints. They then addressed the issues with the tenants in question, sent out lease infraction notifications, and began evictions for tenants who were in violation of their leases. We also have worked closely with the police department to address any legal issues that are beyond our ability to address.

    All exterior entrances to buildings are locked at all times. We have notified tenants that they are not to prop open these doors and will continue to monitor this and ensure it is enforced. 

    We value our residents and strive to provide a safe, quiet place for all to reside.

    I have lived in ****************, owned by southwest Montana properties and ************************ since September 2022. We have a huge cockroach problem and they have not had anyone come spray professionally. We all have complained about the problem with no resolution. This is an inhabitable environment and many families with young children are in the complex.

    As per the residents lease, our residents are responsible for pest control. We are aware of this issue, and we have made numerous attempts to inspect apartments and find a resolution for housekeeping issues that are causing this issue in the building in question.

    A pest control company does general spraying in all building hallways & common areas and we also conduct more specific spraying for cockroaches in our hallways and our resident apartments.  We recently completed a new spraying protocol throughout several units in the affected building.  We had some residents deny the services, but we did complete the treatment everywhere possible and we are scheduled to complete the next inspection today, 3/24/23. Our next spray is scheduled for 60 days from the original spray as this is the recommendation for the product and the treatment to be effective.
