    Judd Builders was hired to do an extensive remodel on our **** home. They were good and bad, typical of most contractors who live in a different world where cost plus rules. Minimal financial skin in the game. The issue though is that they removed an old deck on a porch roof. After removal they suggested we put down a new rubber membrane which we agreed to. The new deck they built created a disaster, screws were driven through the rubber membrane and water has been seeping into the porch roof for ****+ days. Completely destroyed the entire front porch, we need to rebuild. **** takes zero interest responsibility in this $20,000-$30,000 repair. We have pictures and are collecting receipts, not sure what final cost will be.

    **** denies this claim. The porch referred to is almost 100 years old and the owner did not want to modify the structure as we originally proposed. We installed a rubber membrane utilizing the existing conditions.  Some 3 years later, the homeowner was repainting his house and exposed 100 year old wood that has evidence of pre-existing water damage. **** responded to review the condition promptly and observed this old previously damaged wood. The cavity between the deck and the porch was bone dry and full of dust.The underside of the porch ceiling had been painted in the interim.

     The owner contended that the membrane install caused all this old damage.  It was clear to **** that if the membrane was leaking as the owner contended, the whole underside of the painted ceiling would have failed, and this did not occur.

    Judd wanted to observe the removal of the deck to see the condition and we formally requested that in writing. **** also suggested a third party engineer meet both parties out on the property and review this.

     The owner ignored these requests and carried out the demolition in secret and has sent a few cherry picked photos to try and prove **** was at fault.  Such as photos of the old and existing membrane, and old damaged materials.  None of the owners pictures show the condition of the deck before he demolished everything or before he altered Judds work. Neither the contract nor facts support the owners complaints.
