      I found out that ***** and Benjamin *. ****** has scammed me out of $30 dollars and for the last three months since I submitted my application for a rental home. It is funny how I was pre-approved the whole 90 days and ***** informs me that they do not accept bank statements only tax statements and 1099s for proof of income. With me providing my tax statements that included the schedule C (1099s), 1040 (W2) and my bank statements. There should have not been any problems and I should have been informed of any changes throughout the process.Below are the properties I applied for during the three months and received the run-around:************************************************************** was rented out. I did receive notice about that and was told my application was good 90 days. According to ***** the owners for property ************************************************************ asked for my tax statements not anybody from Benjamin James when I applied on July 11th which was from the beginning. ******************************************************************************** was rented out with no notification *********************************************************** never received an answer; however I heard from people in town that the owner was discriminatory. He wanted a married couple in his rental home and Benjamin *. ****** was allowing the owner to be a bigot with choosing a candidate.********************************* Asheboro, ** this is when I found out that I was being scammed. During the phone call that lasted 16m 34s ***** started raising her voice and cutting me off. Of course I defended myself from her actions and response. If she wasnt scamming me, why would she have an attitude when I was providing facts for what she told me to do during the process?I asked to speak with the ** ***. He immediately said he heard everything and is not rehashing the argument. I said thats fine I requested a refund off my $30 due to the misleading information and treatment by his employee from the last 90 days. Read attached document for full description.

      ********* **** did submit an application online with our company.  We represent hundreds of properties that are all owned by different property owners.  When someone applies for a property we gather all information and do an initial review and gather any information needed for that property owner to review and approve or deny the application.  We have many applications come in daily and we process each as they come in.  Some information such as landlord references and proof of income take longer depending on who we have to get these from.  As we are going through this process sometimes the property will get rented to someone else that followed the same application process.  We explain to all applicants that if this happens they do not have to do another application, we simply need to know the new property and we will process it with that owner.  Applicants are informed from the start of the application that credit and criminal reports are done by a third party vendor and application fees are not refundable.  This is the $30 she is referencing in her complaint that she was upset that we did not refund after she was denied.  In the initial application applicants simply state their income, however as the application process proceeds they are asked for proof of this income.  Payroll stubs for W2 employees or tax returns/W9 for a person that is self employed.  We require anyone to earn at minimum 3 times the monthly rent each month in order to make sure they can afford the property.  When asked for proof of income she provided her tax form 1040 from 2023 which showed a negative adjusted gross income to her.  We explained to her that due to her not being able to provide sufficient proof of three times the monthly rent on a monthly basis we could not get her approved for a property.  She asked to speak to me as the manager on 10/23/24 and I explained all of this to her and that application fee was not refundable since that is all done by a third party and that was disclosed to her when she started the application.  I informed her if she had any other proof of income we would be happy to resubmit her application to review but otherwise there was nothing else I could do to help her.  The next day she came in our office with a police officer and asked that all of her reports and confidential documents be shredded, which we did.

      I do not accept a response because Benjamin needs to get his facts straight!

      *** stated he heard the conversation between ***** and I that happened on Tuesday. I showed up with the police on Thursday, not the next day! ************************** is not going to lie for *** or any employee from Benjamin James! ************************** has proof of the actions that happened on Thursday. 

      ***** stated in the same conversation that Benjamin James accepts 1099s for proof of employment. I submitted my tax statement which included a W-2 and a schedule C. That form is for people who file 1099's. Benjamin James lacks knowledge on combining the two when adding up employment for the year. That is on their ignorance. 

      Benjamin James should eat the charge of $30 in refunding me. Due to not informing me properly when I submitted my application back in July. *****, who is an employee of Benjamin James, gave me misappropriate information that scammed money and wasted 90 days of my time and gas looking at properties.

      If I was denied based on their rules I should have been denied back in July, not October! Why wait 3 months??? Once again, *** and the employees at Benjamin James need to get their f****** facts straight!
