    I was selling my house and property. I went online and found US Landvestors. They gave me a Very low offer for the first offer. The second time they asked me, how much would I?The lowest amount I would take and I said twenty thousand they came back with twenty thousand five hundred. I said that was possible and then they said I would have to wait for them to sell the property before I got my money. I entered into a contract with them. I decided i was going to stay . I asked to be released from the contract ******* said he would contact his manager and she would contact me and no one contacted me back. I thought I was out of the contract. I was no longer actively seeking to sell the property. A local business owner came to me interested in the property. She offered me twenty eight thousand with ten thousand down. So when I entered into escrow with her that's when I found out they had put a lean on the property. I was told the sale was deadlocked until I spoke with them. The person I spoke to marry was a very rude. And proceeded to tell me that she wanted fifteen thousand dollars to release the Lean. To me this sounds like a Is scam . The website no longer works either. I once again tried to resolve the issue by agreeing to let them facilitate the sale Which **** said to the interested party that she would only do the twenty eight thousand dollar sale if they were gonna get fifteen thousand, the contract doesn't say anything about the company getting fifteen thousand dollars. It does however say I get twenty thousand five hundred. The business practices of this Company and **** in particular leave a bad taste in my mouth. Scamming hard working lower class people.

    This is entirely false. *** contacted our company to sell his house. We explained we could offer $20,000 and if he did not want to take that offer then that was fine. After some back and forth he agreed to opt in to our retail buyer program where we clearly explained to him we would not be purchasing his house but connecting him with a retail buyer. *** also signed our retail buyer program addendum that clearly explains this process as well as initialed the section in our contract stating we are not purchasing the house. After signing, getting photos etc, *** decided he was no longer going to answer our calls/texts etc. so we placed a memorandum on the property to protect our interest which is spelled out in our contract and initialed by ***. *** was never told he was out of our contract, in fact he was told the opposite many times. We do not have a **** on our team, he spoke with ****** on our team and we have the communication logged and nothing about that interaction was rude or disrespectful. ****** is one of the nicest people on planet earth. We broke down how we came to the 15k amount to release the lien based on our plans with the property before *** decided to breach the contract he signed. There is no scam here. What it seems like is a homeowner who signed a contract, decided after entering a legally binding contract that he wanted to sell for more money and then tried to go behind our backs to do so. We were protected with our memorandum and have been working with the local business owner *** mentions to get this done so *** can sell the house and we cannot have our time and money wasted. We will not cancel our contract or release the lien until the lien has been paid.

    Contracts do not state how much profits are going to be made. The fact we are contracting the property to make a profit was explicitly explained to the homeowner before he accepted our offer and signed our contract and initialed by the homeowner on our contract when he signed. The county tax assessor is not an accurate depiction of the value of any given property. Some instances they value too high, some too low. We determine value the same way an appraiser would by looking at recently sold, similar properties in a 1 mile radius that sold in the last ****** days. We felt 40k was our exit on the low end and after our cost etc 15k would be our profit. We have been communicating with the homeowner and have told him numerous times we are more than willing to move forward with our original agreement but we seem to be getting nowhere with that.
