      My husband and I had signed a mortgage back in August of 2023. Weve had numerous issues that we were told one price, and then it was incorrect. When we closed, after signing we were told we would have to pay ****** for a down payment, when our paperwork had said no down payment because of our land being built on. August 2024 we are contacted that we would have to pay fees because our construction hadnt been completed. We asked what the MAXIMUM amount would be monthly for the fees and **** ******** said no more than *****. A call was placed to homes direct August 5, and they agreed to pay the first fees due to their part in the delay and paid ***** to Cardinal so we could sign for our mortgage to increase to pay out their team for their work. We thought okay, September would also be ***** based on the information provided by Cardinal, **** ********. Today we were told our inspections passed, but for them to sign over our full mortgage wed have to pay *****. This email was sent only to my husband. When I reached out for clarification on how they arrived at this number when we had previously been told a maximum of ***** I was told heres a picture of the costs. The picture sent said all amount had been paid and listed a total of *********. No explanation other than fees and if we wanted to move we would have to pay in full prior to them signing our full mortgage to us. Ive attempted to contact for help, and each time I get different answers and additional costs to a point that I dont think I can afford to move in on a home Ive paid over ****** in costs on. Based on the previous conversation it was that I would pay ***** plus my mortgage, no additional calls, emails, correspondence, nothing since July 31 and today (October 14th, 2024) theyre saying almost ****** to move in and get my full mortgage. Theyve included in the cost fees from July??? Please help me.

      We had a mortgage with cardinal financial. The mortgage was supposed to be recast. The paperwork was completed in July of 2024. They took the payment of ******* and the cost of the recast of $300. Unbeknownst to us, they were in the process of selling our mortgage to Servicemac. They never completed the recast. Servicemac is saying the paperwork wasnt transferred. Theyre withdrawing the original amount of the loan instead of the adjusted recasted amount, which has caused financial struggle since the purpose of the recast was to lower our payment. They have not refunded our $******* or the $300 we paid.

      Cardinal Financial payed out three home owners insurance policies in Jun 2024 AFTER being called by myself and told not to. The insurance broker we were using made a series of mistakes that resulted in these three ESCROW payouts During this period, Cardinal Financial sold our mortgage to Freedom Mortgage. Cardinal Financial sent us letters that included wrong loan number and wrong names regarding the sellingi of our mortgage. We recouped the payed out premium from ALLSTATE. ******************** issued a refund back to Cardinal Financial 28 Jun 2024 per their representative. Cardinal Financial did not forward the refund to the new mortgage company, Freedom Mortgage, until 28 August 2024, a month later, even after they verbally confirmed they had done so the first week of August 2024. That check has never been received by Freedom Mortgage. Freedom Mortgage has been extremely helpful with identifying where Cardinal Financial sent the check and will not cooperate with myself nor Freedom Mortgage with details.I need Cardinal Financial to simply stop payment of the refund check they issued to Freedom Mortgage for my ESCROW account and reissue on and send it to the proper address. Cardinal Financial supposedly sent a letter witht the refund check to a "dead address. The correct address is: FREEDOM MORTGAGE ESCROW ***************************************************************************** Cardinal Financial needs to also include the new loan number for Freedom Mortgage as Loan number ********** to better serve Freedom Mortgage applying this money to the correct account.The result of **********************'s refusal to help recover this money is extremely unprofessional to both myself and Freedom Mortgage. I know for certain that I am not the only person that Cardinal Financial has kept money from during this transition of selling mortgages.

      On August 14, 2024 I completed a loan application with ******************* who is a loan officer with Cardinal Lending. I provided all of my documentation to her including secure information such as banking information, social security number, student loan information, pay stubs, retirement account information, etc. I did not hear from her for several days and assumed that she was working on the loan. I attempted to contact her via email on August 20, 2024 requesting an update and she did not respond. I then contacted her via text message on the morning of August 21, 2024 and received a message back that afternoon that she wanted to have a conversation with me and we arranged to have that conversation at 4:15 pm that day. At 4:15 that day I attempted to call *********** and she has my phone number blocked. I attempted to call her and text her from 2 other phones and those calls and texts were going through just fine however calls and texts from my phone number were blocked. I have not heard from her since. I have contacted customer service at ********************** twice and was told that someone would be contacting me and that also has not happened. This business should not be collecting peoples personal information under false pretenses that they are working through the loan application process if that is not in fact what is happening. I now also have an inquiry on my credit report that was unnecessary as they did not use that to work on a loan for me. I have not been given an approval or denial.

      We applied for a loan found out later we did not qualify the agent pulled strings lender has not been helpful during the process. Has caused delays, refused to have upper management return calls. I called for months for help and solutions with our construction loan and no one would call back. When manager does call they offer no solutions or say they will call back. Now they stated they will not fund our project while we have 80k in steel waiting to be put up.

      I am rejecting this response because: Cardinal has known for months that we had issues. We are requesting the funds released IMMEDIATELY to our general contractor to allow for the building (Which has already been paid for) to go up before winter hits **********  Cardinal has been delaying and stalling causing unnecessary stress, anxiety and serious financial loss. They have stalled us so hard that we are losing subcontractors. We DID NOTHING WRONG HERE and we are getting penalized and feeling the huge financial burdened. I was told by Cardinal we would hear back in 48 hours with a resolution and its "they need to have a meeting" At this point it is our firm belief that Cardinal is stalling to push us into bankruptcy.

      I am rejecting this response because:

      we are again requesting that this isn't closed! We have requested multiple times for an external review of our loan be completed by an independent agency. Cardinal was do supposed to do a background check. We hired ******* **** as GC to oversee our custom home build located in *********. Contract listing below. *** and **** were on the property prior to us buying and assured us they could build and had the skill set to do so. Our bank Cardinal requires 2 years' experience and 2 million insurances. **** was approved only with Cardinal as he was the one with the experience. ****** was to be as a helper and gain knowledge. ******* **** received a packeted from *** the inspector of all requirements of Waterford on building a home. Lack of knowledge, lack of time on our property made for delays, tons of extra money. GC didnt know a soil sample was required, this led to huge setbacks *****k more in cost. ******* **** thought a soil sample was jumping in a hole and putting dirt in a baggie. ******* **** took down trees and left them fully intact on the ground. We now understand **** has opened a new construction company. They have costed us nearly everything. They should not be allowed to do this to other people! Rebar was drilled by General contractor: see below picture: Inline image Rebar in concrete by ******* **** Inline image The way the rebar was supposed to be in concrete: completed by GI concrete: Inline image Others: Cardinal contract with ******* **** to have and maintain insurance policy terminated for non-payment 11/23 letter from ******* **** that they were "quitting our build March 20**" ***** and ***** are getting fined by Cardinal loan $93.00 per day. failure to complete * see attached ******* **** contract per Cardinal home was to be completed July 17, 20** the time for ******* **** was noted different. 3/26/23 First contact with **** ***** 3/28/23 applied for for pre-approval 4/2/23 Casa Jerez emailed and requested for all vital info for approval 4/12/23 received preapproval letter 4/12/23 letter received for land allocation of $185,000 for land; **** Crew stated we would need to sell our home and request a 60 day notice for land closing 4/12/23 **** ***** email states that he really likes Colt and he talked with **** *********. 4/13/23 invoice 1367 from Colt $4,000 which is a known scam company. payment came out of our checking account. 5/17/23 We found out that ***************** is a scam company and has many frauds and police reports against owner. 5/30 We found Apex for our framing, and ******* **** all information forwarded.; **** ***** stated that bank would "vet" GC 6/12 Email to **** ***** to verify if everything was OK with construction loan, any issues or problems, or possible concerns to update as our home closing was scheduled for 6/13 6/28 credit report was run for **** and ***** 6/29 ************* agent emailed to see if insurance would be rolled into loan 7/6/23 **** ***** emailed and stated "cardinal was looking for loopholes" 7/10/23 ***** emailed and called multiple times over 1.5 hours on hold. 7/20/23 emailed for updates stated 21 days until we had to be out of home. 7/** email from **** ***** stating he was waiting for rate lock we still do not know what rate is. pre approval was 6.25% 7/23/23 Email from **** ***** stating loan was moving into the construction team for review. 7/31/23 email from ****** ********** saying ******* **** can request however much he needs for 1st draw then it would go off percentage. 8/2/23 closed on land this is when we found out all the terms of our loan and our payments.

      So I recently received a certified letter from cardinal. The letter stated that they paid my property taxes by accident and they want me to send them money to cover it asap. Now keep in mind I have no agreements, business or contracts with cardinal. They then stated in their letter if not resolved in 45 days they will send it to collections and ruin my credit. My mortgage is through filo and I do not have an escrow account. So I called the county and they said the bill was not paid by cardinal however buy some other mortgage company. When I call cardinal they say they cant look anything up because I dont have a account there

      After 8.5 months of Cardinal Financial/Dovenmuehle dragged their feet on the assumption process of my loan to stellar buyers, we finally closed on 6/19/204. The NC attorney recorded the deed and assumption agreements which Cardinal/Dovenmuehle then received. Cardinal/Dovenmuehle were then tasked with updating the loan into the new owner's names and updating that in the VA system.They did not do any of it. Instead, they sold the loan to Freedom Mortgage without informing them of the assumption. I personally had to send Freedom the recorded deed/Assumption doc's. Cardinal/Dovenmuehle have been holding the buyers assumption/funding fee check that they were supposed to also send to the VA within 10 days of receiving it back in January. So, at this point, because Cardinal/Dovenmuehle continue to refuse to do their jobs, not only have I paid out about $30K in interest since the process began last October 2023, but the house belongs to the buyer while the loan is on me. Freedom Mtg and the new owner who assumed my loan have been trying to get this rectified, but Cardinal/Dovenmuehle continue dragging their feet. Meanwhile, my credit score is taking a hit because I will certainly not pay on a loan for a house I do not own. We are talking about $364K of loan debt that is not supposed to be mine. I need help with getting Cardinal to do their job!

      5/21/24 is when we first started working with Cardinal Financial to loan my wife and I a mortgage for our home that was being built for us. We have been passed around by 4 different loan officers who all have been asking for the same documents over and over again. We were promised a closing date of 7/2/24 and we were ready with closing funds to pay everyone involved. We were never notified by Cardinal that they still needed "more" documents and were unable to meet the date and we found out inside the offices of the lawyers that our appointment was canceled. We were then promised by the Cardinal Branch Manager that closing would take place either 7/11 or 7/12. When those dates were not met we were promised 7/15. We will be unavailable for the next 3 weeks with the next date they are promising to be 8/8. We will be out of the country due to an international trip that they were fully aware about as well as the builders for our home. The builders are now asking for a fee of $4500 for a closing date of 8/8 due to the delay in closing. This is not our fault as we have been timely with all documents requested but every day it seemed like Cardinal was missing something new. One week they asked for verification of my employment and then the next week they were somehow missing my wife's verification of employment even though they should have gotten both ours at the same time. We are looking for concessions to reimburse our time as well as to make sure that Cardinal will be liable for the delay in closing fee. We have taken many days off of work to be available for their promises to no avail. Even this morning 7/15 we have attempted to reach out to everyone involved for answers to which they have not done so yet. We hope to close on 8/8 with no issues on our end. Buying a house is already expensive, we will not be spending more than we should when this could have been avoided with more competent workers.

      I am a wholesale mortgage loan officer. I did a transaction with Cardinal Financial for a first time home buyer, there were a few issues at closing and, to remedy the situation and to not have the buyer come in with additional money, it was suggested by the ** I help buy down the rate. After much communications I agreed to give the buyer $1,500.00. This transaction closed on May 8, 2024. The money was not credited. My commission was pretty much reduced without the benefit to buyer, I would have not reduced this amount were it not to help buyer. In the end, buyers not only paid the full price for the rate but, also came in with additional down payment. I contacted said **, *******************, he not only has been given me the run around but, has not returned my emails. I have tried to contact corporate but, the person I spoke with and gave me ****************** as a contact but with the wrong number. There has been numerous communications from management from my company but, I have been given the run around. I do need a call back from someone besides the mentioned **. A solution is also requested as I do not conduct business in this manner. I have been a loan officer for over ******************************************************************* a fair way. I also work hard for my clients and I would have never reduced my commission if it was not going to benefit the customer. I would like this ******************** institution know that I will continue to file complaints with all necessary regulatory agencies.
