I am tenant at Walden Ct apts. A letter was sent to tenants informing us that an agreement has been struck with spectrum. We are not allowed to use other carriers. This went into effect 7/30/24 at a rate of &*****per month added to the rent. I feel as though my civil rights are being violated. I am already a Spectrum customer, my bill runs around $57.00, We were asked to sign a form of ************* did not. The ***** will be added to the rent. I am on SS & cannot afford this. I have never heard of such a practice. I spoke with the manager & was informed that when my lease renews in April 2025, the charge will be added regardless. This is in no way fare & this change have to be benefical fo the owners, I just paid a ***** bill for my phone with Spectrum, It's like Im paying double. ThanksBusiness Response

The property owner has entered into a bulk internet and cable agreement which will provide all residents with high-speed internet (1 Gigabyte) and cable at a cost of $60 per month which is a substantial discount to the retail price. To clarify, the resident who lodged this complaint is not currently being charged for these services. No adjustments will be made to this residents existing lease agreement without their approval. So, unless they decide otherwise, they will not be charged for these services for the remainder of their lease term which expires in April 2025. When this residents lease expires, if they wish to renew their lease, they will be required to pay for the high-speed internet and cable services at a cost of $60 per month.Customer Answer

I moved into my apartment and it was a shooting the day I moved in at summit view apartments in ************. I was also informed that day they stole cars. I felt unsafe so I asked about breaking my lease and reached out to corporate. I was informed they were oils let me do a 30 day notice for the situation that occurred. I paid my 30 days and stayed longer up until February 17th which was an additional 17 days. I paid the prorated amount which was agreed. She told me I owed nothing else going forward. Never was never a contract or anything given to me. I had to ask her to write something on a paper stating this to cover me. It was unorganized from the day I moved in. My secretary deposit was for $250 and she said everything was fine my apartment was in great condition I would revive my deposit in 30 days. I never received my deposit they charged me money and cant tell me why. I had someone in the office confirm ***** who works there was doing illegal work and ***** could never explain why I was charged. ***** told me I owed nothing then acted like we never talked. I have recording and receipts of everything because of this very reason that I knew she would try to pull. I want to talk to someone before I take further action. Its a lot more to this but I cant put everything into this complaint.Business Response

At Synco Properties, Inc., we are committed to providing exceptional living experiences for all our residents. We regret that *************************** did not have a positive experience.Our lease does permit early termination, as detailed in the attached buyout agreement.Should the resident opt not to adhere to the special provisions outlined in the Buyout Agreement, they will remain responsible for their lease until it is re-rented. *************************** did not adhere to the special provisions outlined prior to moving out, and as a result, appropriate charges were applied.Initial Complaint

Applied at The Pointe of Wimbledon and wasnt advised by the office (I believe her name is ********) that me and my husband had to both make 3 times the rent until after we applied. I asked her what the requirements were and was never told nothing about each of us had to make 3 times the amount. If I was told upfront we would have never applied because I already knew we both didnt make 3 times the amount but combined we did make the amount. She also advised me that we both would apply separately but it would be combined together since we are a married couple. I am asking for the application fees in the amount of $133.95 to be refunded since I was not informed upfront the correct information. No where on their website says that a married couple still has to make 3 times the amount of rent per person. They said anyone over 18 has to which I have never heard because if I had a kid 18 they would have to work or move out even if they are in school. I called around to several properties and they all say total income has to be 3 times the rent amount.Business Response

Synco Properties, Inc. has specific guidelines on the income qualifications for applying and renting an apartment property at our various apartment communities. These qualifications which are outlined on our "Qualifications Guidelines" form stipulate that each applicant's income must equal or exceed three times the future rent and other pertinent information. After reading this form each applicant must sign a separate form (see applicants signed forms attached) in order to start a rental application and pay the non-refundable application fee. After the applicant's had signed the necessary paperwork online and paid the non-refundable application fee, the applicants' called the property to report that they were not able to meet the income requirements and wanted to cancel their application. Unfortunately, the applicants screening process had already begun and they were informed that we were not able to refund the application fees that were paid.Customer Answer

I am rejecting this response because: Per the agent that assisted me never explained that fully and advised me that applications would be combined never again mentioned we both had to make it separately. If she would have explained it clearly and not advise that it would be a combine applicant I wouldnt have applied and wasted money. This is what I will promoted other people not to apply with them since they dont explain it fully and make it seem that they will combine applicant since we are a married family. I also have two other people who can witness what was said by the agent. Im still asking for my money back or at least half of it.Business Response

******************* was extremely unprofessional to talk over me when trying to resolve being charged a lease breaking fee after having spoken with property manager and her supervisor as well. He said they didnt allow people to leave without a lease fee. I shared it is allowed, hes just unwilling. I shared with each party a diary of more than 3 months of noise disturbances with dates and times from the tenant that lives directly above me. The community attempted to resolve and learned that the tenant had a cat that was left alone for a week over the holidays that was knocking rocks out of the owner rock garden that sounded like bricks dropping in my apartment. Beyond that the walls are so thin that I hear gushing water sounds each time the neighbor above uses the rest room. My neighbor also stomps all day and night when walking as he works from home. Often times it literally sounds like hes moving furniture. I was told that is this continued they would resolve. I reached out again to no avail and they offered to let me move to the 5th floor. The fifth floor have a rent premium and I would still have to pay to get movers to move me as Im a single woman. I shared that I shouldnt incur a rent premium or moving expenses for what I was experiencing for months. I shared that if I had to pay to move then I would move out completely. I agreed to pay 2 months of free rent an incentive they gave, back as they requested being that I was to live their for 15 months for such concession i received the first two full months living there. I would like to resolve this by them not charging me the lease breaking fee of one months rent $1949 because I broke the lease because of the noise violation that was never resolved for 3 months. As a tenant even in a multi family community I still per real estate law am entitled to quiet and enjoyment. I spent man nights not being able to go to bed until my neighbor did. Waking up when my neighbor did because of the disturbances.Business Response

In an effort to address the complaint, management offered a relocation option that was not found to be acceptable to *****************
We are unable to vary from the rules defined in the executed lease, which must apply to all lessees. To do so would be a violation of Fair Housing regulations.
I understand that **************** has vacated the unit she leased, which is considered an early termination, and she remains responsible for the remaining charges as outlined in the lease.Customer Answer

In addition to the diary of noise complaints, theres been numerous time the fire alarm has went off multiple times a day and Im a work from home employee and have had to disconnect work calls because I couldnt hear and needed to vacate the building on several days. There has been SEVERAL car break ins when we paid to live in a gated garage. There is construction debris at the entrance of the garage that Ive mentioned and it remains. The door to the entrance to my floor didnt lock and this is a brand new building. Who does the inspections? Not all amenities were deemed as to be occupied but they still move people in. They advertise as they are a luxury community yet have such discrepancies. For all of the said reasons this property has layers of risks to any consumer that chooses this community. They are putting more into addressing a lease breaking fee then the plethora of items that could improve the missed opportunities for the community. Entered into lease agreement several months ago with move in date 8/18/22 and first month rent paid 8/01/22 $800 with no confirmation on apartment number, no info on roommate, no instructions and at this point I have called all numbers with no working business numbers for The Union Apartments - no website access as of today 8/15/22.
