    The hired attorney and staff proved to be incapable of handling this transaction. There were several mis-steps along the way proving incompetence in handling this transaction . The biggest error was the mishandling of the Deed and the incorrect Grantee being recorded. This has also not been corrected and the Deed is still incorrect on file with the county, despite asking the Law Firm to fix it. There was also dishonesty from the staff regarding the timeline of the transactions. For more information please see the attached documents.

    Seeking Refund for the entirety of the Title Fees that were paid to Sperry Law Firm. Total in the amount of $1,900 for the following charges:

    Title services and lender's title insurance: $200

    Settlement Fee to The Sperry Law Firm, P.C.: $600
    Document Prep Fee to The Sperry Law Firm, P.C.: $400

    Title Search Fee - Full to The Sperry Law Firm, P.C. $200

    Loan document prep fee to The Sperry Law Firm, P.C.: $350

     Mobile Notary Fee to The Sperry Law Firm, P.C.: $150

    This transaction was handled in a competent and successful manner as the transaction was completed timely and achieved the desired results. The issues pointed out are the result of a mistake due to miscommunication among the parties involved and have since been rectified. Any dishonesty that was perceived was also miscommunication amongst the parties, and in no way intentional. Our firm has since sent the corrected documents and a letter of explanation to the Complainant regarding the issues that he has claimed occurred. We ensured him that due to the nature of the transaction, delays and issues do arise and can be expected; however, our team did everything possible to ensure issues were rectified and ensured the transaction stayed on track.

    I am rejecting this response because:

    Errors were not fixed in a timely manner. The error on the Deed was not fixed until 8/20, and the error was originally called into question on 7/1. Firm only resolved the issue after I asked for the 3rd time because complications with conveyance of the property arose. Firm is saying that issues arise with similar transactions but I have never seen such egregious mistakes throughout several other transactions I have worked on. The errors made did not occur due to miscommunication, as everything was clearly communicated in writing, see attached files. The issues arose due to incompetence. An error on a General Warranty Deed, that was signed and notarized before being approved, is a large mistake that should not be overlooked. Incorrectly conveying interest in *********** is a serious transgression that should not be taken so lightly and blamed on miscommunication.
