In August 2024 i came across Foreclosure Secret later to find out aka Foreclosure Academy via ********. i booked a meeting with a **** *****. I was informed that i will be working hand in hand and one on one with someone well known in tax overages. i purchased the fasttrack. I paid $16500 for this so called investment. At that moment of payment via credit card. But then i kept on getting emails and text messages that the payment did not go through. i immediately wrote Mr. ***** via email that i am no longer interested and to please return my money. He completely ignored my plead for a refund. His response was that he was traveling outside the country which is why he could not respond. I sent several emails to a ******** requesting a refund only to be shun. The response i kept getting from them is that i have to go through the course and make 100 calls to prove that i tried before i can get any refund. This company is a FRAUD and is possible running a scam.Business Response

When you paid to join you read and signed an agreement that outlined exactly what you were paying for and would receive, this also included the details of our refund policy. We understand people may change their mind and in recognition of this we offered you a partial refund on October 9th, 2024. You declined this offer.
We have been in contact and emailed you extensively. We understand you are not pleased with our policy but we have continued to offer you support and the deliverables that you paid for, outlined in your membership agreement. Date of Transaction: September 4th, ********** amount of money borrowed (expenses incurred from business loan + interest): $6,657.37 Business commitment: The Foreclosure Academy representative I spoke with offered a loan option over the phone and provided me with a link to Affirm Financing. During the conversation, he led me to believe that the loan I was signing up for would be a zero-interest loan as long as everything was paid within 12 months.Dispute: When signing up for the loan I followed the instructions given to me by the Foreclosure Academy representative. When presented with the link from Affirm Financing I followed the instructions given to me by Foreclosure Academy. I was presented with two options one that was a higher monthly payment but zero interest if paid in 12 months and a second lower monthly payment that had interest and would have been paid over a longer period. I chose the higher payment as I specifically did not want interest. After signing up for the loan and confirming my business with Foreclosure Academy it came to my attention that the loan did have interest labeled at 33%. I immediately drained my savings to pay off the loan to avoid accruing additional interest putting me under financial stress and skeptical of the validity of the business. When I reached out to Foreclosure Academy to dispute the loan they told me that they could do nothing and that it was my fault for not reading the fine print of the loan. I mentioned to them that I didnt feel like I needed to because I was following the guidance of their representative on the phone to get me set up with the loan at zero interest. Resolution: I am looking to get a refund for the total of $6,657.37. ($6,500 for the loan and $157.37 for the additional interest accrued for my first payment).Business Response

We recently sent you the complete call recording between yourself and our enrollment director so you could review the details yourself. We have confirmed a 0% interest rate was never quoted or promised; as we have no control over Affirm, it is a third party company.
Independent of us, you unfroze your credit in order to apply for Affirm. You were emailed a link to make an application and applied on your own accord; we were not on the phone with you during your application or had any involvement. You sent a text message after your application was completed to us. We are not financial advisors and do not act or represent ourselves to be. We understand your frustrations but ask you to please reflect on your experiences with our program separately to your experience with Affirm.

On August 4, 2024, I paid $497 after viewing a ******** ad/video on foreclosure secrets. The purpose of the program was to teach me about the foreclosure process, specifically about overages and how to assist people who have gone through foreclosure. A couple of days later, on August 6, I received a call from ******* Bandat, a salesperson for the program. During our conversation, I shared my personal experience with a home foreclosure from when I was a senior in high school, including the emotions I felt during that time. I expressed my desire to help others reclaim funds owed to them from overages, where a property was sold by the government/state for more than it was worth. ******* assured me that the program selectively chooses individuals to work with and suggested that, given my experience, I could effectively reach out to homeowners to inform them of this process. She mentioned that by following the program and contacting the leads provided, I could soon begin earning commission from overages. I agreed and was eager to help others in this way. I paid ****** and after two months in the program, I am increasingly concerned about its legitimacy. I was initially encouraged by a welcome video from an individual named ******, who stated the program was guaranteed by 110% and would not warrant any refund requests. When I requested a refund due to lack of progress, I was told I had not completed all program requirements and was therefore ineligible. In my follow-up email, I pointed out that the leads provided were not vetted, which was never disclosed. This omission, lack of disclosure that many leads did not answer, were outdated, or put on Do Not Call list, has made meaningful contact with potential clients impossible. It was not made clear that the expectation to hold 100 conversations with homeowners was unrealistic given these conditions. However, as an exception, weve refunded you in full (please check your email for confirmation) For the Fast Track program, as outlined in Article #4 of your contract, the refund policy is conditional. Members must complete at least 100 conversations with homeowners to qualify, ensuring active participation in our extensive deliverables, including group and 1-1 coaching, CRM, software, leads, and more. Since you did not meet these conditions, were unable to provide a refund, as we maintain consistency across all members.Each month, we supply fresh leads, verified against the Do-Not-Call Registry, sourced from public data, county sites, tax lists, and auctions. I am rejecting this response because: The company failed to disclosed valuable information to get a sale. In the first 30 days when you're meeting with the coach, you have to set up your EIN, Business name, get a domain name, get a business telephone number, which none of that is disclosed at the time of the sales call with *******, why would they disclose this valuable information. You're interacting with coaches, doing 1:1 meetings, watching videos, which all of this is done within your first month, all to keep you distracted so that your 30-day refund window is closing while you're working to get this information for your CRM system.
When I requested the refund, I was told I had not completed all program requirements and was therefore ineligible. In my follow-up email, I pointed out that the leads provided were not vetted, which was never disclosed. This omission, along with the fact that many leads did not answer, were outdated, or added me to a Do Not Call list, has made meaningful contact with potential clients nearly impossible. It was not made clear that the expectation to hold 100 conversations with homeowners was unrealistic given these conditions. Furthermore, I noticed a sudden change in the performance of my ***************************** (CRM) system after I requested a refund.
In the welcome video from ******, he states (around the 40 - 50 second ***** that the program works 110%. This is another misrepresentation. As a result, I believe the program significantly misrepresented its potential and withheld critical information that would have impacted my decision to participate and that is why I formally requested a refund request.

We are committed to our members seeing success and define success as: A member has the knowledge and toolkit to run a successful surplus re-capture business independently. So yes, to be successful with your business it's encouraged to set-up an EIN, domain, etc. this is one of the services you're paying us to assist you with. However, please note this is not mandatory; you can still launch your business as a sole proprietor without establishing a formal company. You should be wary of companies that provide only education and no practical application. We are actively trying to help you start your own business. Company leads are vetted and scrubbed against the Do Not Call Registry. We offered to show you documentation of this in our last message and are still happy to do so. To clarify, we do not have the ability, nor would we ever change the performance of your CRM in regards to a refund request. To do so would not benefit us in any way. I inquired about the Foreclosure academy. I thought it to be a repritable business wheren you help others to retrieve money owed to them after a foreclosure, The program was to cost ******* if paid out in the months of payments of *******, They claim to have complete support and online mentors available 24/7 and a 100%guarentee for refund. I had to pay the first payment in 2 seperate payments because my bank put a block on how much i couls spend in 1 day. I paid 1800. on july 2nd and paid 1000. on July 3rd and as soon as i was into the portal of this company i was immediately lost. No mentors available . No support to get a hold of nothing. I had no idea what to do next or nobody to tell me what to do. i immediately knew this was a mistake as i needed mentorship and had no idea how to start this program. I reached out to several coaches asking for help. nothing Then i reached out to ask for refund as i knew id been scammed and also because i knew in 29 days another 2800. would be coming out of my account and i needed to get a jump start on this. It was upcoming 4th of july weekend the next day and nobody got back to me until i reached out on july 8th and they said they were working on a refund. Then I got a call from some guy that said they would stop all future payments but they would not return my ******* to me. i was so upset that i asked to speak to upper management, He said he would talk to them again and get back to me in a coluple weeks. I called again and got voicemail. Left message. no return call. several times i left message but no response. they are crooks and take struggling peoples money with nothing left after they take it. In their advertisement they tell you everything you get when you sign up and pay, but when paid, I got 1 phone call and was told I can pay and get 1 package for $7,000 or a 2nd package for over $16,000. I told her no I couldn't afford either package, she said maybe when I get a first check I could probable pay and get one then. That was the first and last time I heard from anyone at this company. I called and posted on their ******** page but they review messages before they post them and I sent 2 messages and they were never posted. I followed the page and realized that. I sent an email and finally got a response, but it was nothing to help me. She just said look at the video's which I did prior, and let her know I couldn't follow the download because the content horrible, and can't be followed. I called, but the lady said they can only take a message. I emailed them back again and requested a full refund. I still have not spoken to anyone nor have I received my refund which the Guarantee to refund in 30 days. I called before April 7 and requested a refund which is in the 30 days, and emailed requesting again for a refund on April 7 because you can not get any one on the phone. I think they do that so they don't have to refund your money. This is the worst company I have ever delt with, and they need to advertise the truth about what you get before you pay your money. If I had that information before I paid my money I would never have used this service. I have the right to get my money back because they GUARANTEE a full refund in the 30 days, and my request for a refund was within the 30 days. Foreclosure academy defrauded me and did not honor their refund policy. I was aggressively coerced into buying fast track (which I could not afford). I told the sales agent that I work 3 jobs just to make ends meet after losing my job for a long period of time during ***** and I was in great debt. I was NOT an easy sell and after 5 calls, they convinced me to charge $7000 for fast track on my credit card suggested I quit my extra jobs to focus on this because they were SO CONFIDENT that in 90 days this program would pay for itself and make me money. They told me the only students that fail are the students that dont follow the program. I cried with the academy- I was vulnerable and explained my hardships and that Im raising 2 autistic toddlers and cant afford this financial risk. They heard my story and my pain and still guaranteed me that I would not lose money and guaranteed me a refund if I wasnt successful. I followed the program exceptionally well and was a STAR STUDENT! And I never made a single dollar. I didnt quit, I continuously pivoted strategies and asked for help and was engaged with the coaches and did above and beyond whats expected in this program. I invested over $12k in this program between the course, fast track and paying for a VA for a full year and I never even got a warm lead. I asked for my refund and the academy sent me an email acknowledging all my hard work in the program and DENIED MY REFUND! I truly hate these people for what they did to me. I dont even write reviews but this program infuriates me to my core. My life is WORSE after joining and there is nothing I can do about it except warn others to STAY AWAY! ***** executed a signed agreement with our company on September 21, 2022. We have included a copy of that signed agreement to this response. In this agreement, ***** agreed to pay $6,500 in 3 monthly installments for our 3 month Fast Track program.
For our Fast Track program, we offer an action based money back guarantee between 3 and 6 months for Fast Track students. The term depends on which program the student signs up for. The money back guarantee terms are as followed:
Organization offers a 3 month money-back guarantee for the Fast Track program - with the following condition: IF the member or his/her VA, has 100 conversations with the correct person (potential client) using the *** and closes no deals in this period - the organization will refund the full amount. *It's important to have calls in the *** so that the organization can verify (if needed) that the member is qualified for the refund.***** did not meet the requirements to qualify for a refund which we informed her of.
Additionally, our previous Head Coach ************** provided free additional coaching support to ***** long after ***** graduated from the program. ************** also gave his personally trained virtual assistant to ***** to help her out. Lastly, ************** also provided ***** with a potential client.
To be clear, this is not something we normally do for students however ************** wanted to go above and beyond to try and help *****. We are shocked to see such negative comments made by *****.
We have abided by the terms of our agreement and have done everything in our power to try and help ***** succeed. We stand by our original decision and no refund will be given.

I am rejecting this response because: I reviewed every worst case scenario of how to fail and not make money in this program and the sales agent guaranteed me that it was almost impossible to fail if I followed the program steps. The sales agent also assured me that in the rare impossible instance that Im a good student and dont make money in 6 months to a year that the academy would refund me. This guarantee from the sales agent who aggressively pursued me is what brought me to a comfort level to purchase a program I could not afford. This program was unethical in its sales practices and the expectations and guarantees verbalized to potential students. Their sales team preyed on my vulnerability to make a sale, then did not honor a refund. What the sales agent verbalized is not what was put in the agreement and I was scammed into a risk I was not aware I was taking. I fully acknowledge the efforts of Coach ******* as he genuinely did not want me to fail or quit and tried his best. But the problem is not Coach *******. The problem is even with perfect execution of their program and tons of support, the program does not work for the majority of students and this statistic is not shared as they aggressively recruit vulnerable and desperate people into their program. The head of the VA ******* even disclosed to me upon my exit that he understands why Im quitting and he felt bad for the students of foreclosure academy because most of them do fail. I tried to go through the program but I was having difficulty with navigating computer program because of my knowledge. The coaches did realize this about myself so therefore I quit the program and because I really didn't complete any of the tasks and realized after trying it was not for me and the financial burden it was. There were other costs besides the ******* which was not told to me. All I want is my money back and part ways. I think buyer beware. In regards to other costs, the only other costs outside of the program would be to purchase a website domain and email. The total cost of these two items is generally less than $20.
In regards to the refund request, we have a very simple action based refund policy. In order to qualify, you must have at least 100 conversations with the correct person (claimant/potential client) and not close any deals from those conversations. I am rejecting this response because: first they had me charge my card for ****** for skip tracing that was part of the program and set it up where it would be more taking out of my card which was not told to me. They did in fact give me that back. I had alot of problems with doiing this system and needed the coaches multiple times and told me i needed to fix something on my computer which i had no means on how to fix it which doesnt mean i am not entitled for a refund. Besides fees for a lawyer to do the paper work for the claimants, fees for a nortary , and setting up for a phone and whatever else . Some people are tech savvy and had experience with having there own business. So basically if i didnt complete the program the way they wanted me to and took me longer than the 3 months i would be out of my money anyway so im screwed anyway. Thanks to these people i have to declare bankruptcy because i cant pay for this charge and i think this company should be looked at it is a very ****** way to do business . i didnt need ***** the coach to send me emails more or less what a failure i am. It has made me more depressed and anxious was not necessary to do. where does he get off. On August 14 2023 I signed a contract with Foreclosure Academy which was immediately cancelled on August 15 2023. The merchant acknowledges the cancellation, yet overdrafted my ********** account for the amount of $2000. On the website foreclosureacademy.com the refund policy states a full refund is available within the first 30 days. The link to this policy is included here. ************************************************************************************ Foreclosure Academy continued sending emails despite the cancellation. They insist I received their training regardless of the fact that I never accessed one email they sent to me post cancellation! Additionally, ZOOM meetings were scheduled for one on one coaching - all cancelled! The documents provided to ********** by Foreclosure Academy regarding my use of their system is erroneous. There is no phone number available to resolve the matter. I have given this organization 5 long months to resolve the matter. We believe that we have delivered ********************* and support to ************************* and respectfully disagree with the claims made in the complaint received.
************************* executed a signed agreement with our company on August 14, 2023. We have included a copy of that signed agreement to this response. In this agreement, ***** agreed to pay $10,000 in 3 monthly installments for our 6 month Fast Track program. On August 14, 2023 ***** submitted a partial payment in the amount of $2,000 to our company to begin the program.
On August 15, 2023 at 4:49 am PST we delivered ***** her onboarding email which included access to our training course material, access to book a call with her assigned coach and other important information.
As you will see inside our agreement, it explicitly states that the Fast Track program begins the moment the member (*************************) receives the onboarding email. Once our training material is delivered to a member, there is no way for us to take it back which is why we have an action based refund policy.
************************* states in her complaint that we have a 30 day refund policy which is incorrect. She has mistakenly mixed up our refund policy with a different program of ours called Foreclosure Secrets.
For our Fast Track program, we offer an action based money back guarantee between 3 and 6 months for Fast Track students. The term depends on which program the student signs up for.
We would also like to address that we do have a customer support phone number that students can call which is **************.
As you can see, we are clearly upholding the terms of our agreement that was executed by *************************. Unfortunately, ************************* has not.Customer Answer

I am rejecting this response because my next day cancellation is being completely ignored. Foreclosure Academy states the contract can be cancelled in first 30 days. The time-frame for cancellation is restated here and certainly includes a next-day cancel. I got cancellation information and acknowledgement from *************************** - the Director of Admissions. Additionally, ***** stated in an email to me that I was not to be charged for this course since it was terminated next day on August 15 2023. The agreement was therefore null and void. The accusation that I used their services is absurd! I never accessed their information and the coaching session scheduled through ZOOM was also cancelled.This business did not uphold integrity nor did it provide a phone number for contact as stated in their reply. The phone number provided by the business goes to an unanswered phone and no one ever answers!
I am due a full refund of $2000 since no services were ever rendered.

As we previously stated, we do not offer a 30 day cancellation. We offer an action based money back guarantee for the length of the program you choose to sign up for. That is either 3 months or 6 months. We have included a copy of the signed agreement on file which outlines our return policy, specifically under article 4. I would implore you to read through this to avoid any further confusion on our policies.
Please provide a copy of your email requesting to cancel that includes the date and time for our review. If in fact the ************* is before your onboarding email was delivered to you, then you would qualify for a refund based on terms outlined in our agreement.

1. We do not have a "Director of Admissions". *************************** is one of our enrollment directors and that is who you communicated with.
2. We NEVER agreed to issue you a refund. We stated in our previous response that if you IN FACT cancelled before your onboarding email was delivered to you, then you would be eligible for a refund.
3. Your onboarding email was delivered to you on August 15, 2023 at 4:49 am PST as show in the attached email PDF in this response. Your request to cancel that you emailed to *************************** was sent on August 15, 2023 at 12:29 pm EST. Therefore you do not qualify for a refund since our onboarding email was delivered to you prior to your request to cancel. These terms are specifically outlined in your agreement.

I am a former student of the fast track program designed at helping kickstart my surplus funds business. Because of their money-back guarantee, I had invested in their through the three month program with a virtual assistant (VA) package, and had followed their program as they have outlined. I figured if I give this a solid shot what could be the harm if I get my money back. I asked questions about the foreclosure/unclaimed funds process, gone through their course material, attended weekly meetings when possible, and built up a team of up to 5 virtual assistants. I made ****+ calls using their *** with a 23% acceptance rate, and several hundred calls off the *** (with verifiable notes for each lead/call). I made a request for a refund following their policy, they wanted to verify the calls I had made which is fine. I get notified today that they refuse to issue any refund claiming only 6 of the **** calls were qualifying calls. Claiming all the other calls made were not qualifying due to it not being the claimant/heir, and relative conversations did not count. I believe that this refund policy is unfair and designed in such a way that it is near impossible to accomplish. If I had FIVE callers and myself working 20 hrs+/week using their *** platform and skip tracing service and could only get 6 qualifying calls then how can anyone qualify for a refund. I get that its designed to ensure people who are implementing the program can qualify for a refund, but this is unacceptable.Business Response
