    ****** has refused to replace or fix anything in the home. There is mold, black, mold, and mildew across the walls in a ceiling. The bathroom floor caved in to the point where you can see outside up under the trailer. The ceiling is caving in water keeps coming from the ceiling, black mold, flowers or plants are growing in the rooms living room floors are caving in and tubs are caving in and kitchen and bathroom sink. my family has been sick since weve been here. My mom fell through the porch because the porch is weak and messed up her leg. We have asked the landlord to fix all these problems he wouldnt.

    We are currently in the process of evicting this tenant and this complaint has only been filed as retribution that.

    We only have 2 recent maintenance requests from her. On August 12th, 2022 she notified us that there was a leak under the kitchen sink. We sent Precision Plumbing and on August 23rd, we received and paid an invoice to them summarized as follows - "Install new kitchen sink sprayer, Replace aerator in master bath,Tighten packing nut on hot and cold shut off valves in master bath, Replace drain line under sink in master bath,Labor,Material, Sales tax$186.28".

    She also submitted a request saying that some flooring was covering a heating and air register blocking the air flow. That was assigned to a maintenance person who works directly for the owner and we do not receive invoices from him because the owner pays him directly.

    She has not submitted any maintenance requests for anything even remotely related to what she is filing this complaint for.

    Since she has been there, they have been very rough on the property.  In February, 2023 a routine inspection found significant wall damage and damage to a bathroom door latch that the tenant admitted was caused by her brothers.  We charged her $425 for that and she paid that amount.

    The reason she is under eviction is that in November, 2023, her rent payment that was made by her online portal bounced. Shortly thereafter, a man who does not rent from us came into our office wanting to know why we charged his debit card for rent. Upon investigation, we discovered that his card had been used to pay ****************** rent. He said that he did not know who she was. He said that he hardly ever uses that account but that he did use it at a ********* a month or so ago. ************** was working at ********* so we believe that she got his debit card and fraudulently used it to pay her rent. He said that he was going to file a police report but we have not heard anything back from him yet.

    We then filed eviction for November's rent and have also not received December's rent either.

    We have not visited the property recently, but if the type of damage ************** is reporting does in fact exist in the home then she is in violation of her lease agreement for not reporting that to us and she would be responsible for any damage caused by neglecting the situation.
