    SM1 failed to references proof of work after they deduct funds from monthly rental amount. Repairs are usually deducted without prior approval and repairs are usually not completed. I usually have to ask multiple times for proof of completion and invoices, Since December 2023, SM1 Team either had failed to provide documents in a timely manner or they just dont provide anything at all. Invoices are never outline the work that was done, the cost of materials, labor charges, and any other relevant expenses or SM1 is slow to provide such statements in a timely manner which makes it impossible for me to review these invoices carefully to ensure that the charges are reasonable and justified. If I have any concerns about the maintenance or repair work that were being done, I either dont get any response or I receive a delayed response. I have requested by phone, text, or emails on clarification on the nature of the repairs, the costs involved, and why certain actions are being taken prior to release of rental funds but they would deduct funds after the fact and refuse to answer any of my questions. A reputable management company should be able to provide clear and satisfactory answers to my queries.Since January 2023, SM1 has been deducting funds without my approvals and SM1 has not FULLY completed all the Section 8 repairs in a timely manner. I am requesting proper invoices, pictures, and refund for services that they refuse to correct. I am requesting $60.00 for repair of garage door which had a previous warranty, $850,.00 for sump pump that was installed incorrectly and continues to flood basement (please note that I had emailed SM1 Requesting for a full refund or repairs to be corrected but I have not yet received a response), and $195.00 for removing water and repairing malfunctioning pump that was caused by sump pump, and $1,200 for Section 8 repairs that were fully not completed to pass second inspection.
