    This company took over the management of the ************* *** on May 1, 2023. Since then I have received monthly statements indicating an assessment of $115.00 is due. The *** has not imposed any assessments and the statement indicates account is current through 9/30/23. The staff doesn't return requested phone calls or respond to emails. The *** Directors have been of no assistance in resolving this issue not only with me but other homeowners. Their response is "be patient".Thank you.

    Russell Property Management was hired to manage the Association as of May 1, 2023. Like all management changes over the course of my company's existence, we rely on the former HOA manager to provide financials and owner balances as of the date of the management change. The former HOA manager failed to provide correct information and appears unwilling to provide the necessary information to ensure that we have accurate balances for owners and financials. I encouraged the homeowners ***************** of ********* to retain an attorney to try and force the former manager to provide the correct information. We updated our property management system with slightly dated owner balances, but again that's all we had. Several owners reached out to us after we sent out statements indicating they have paid their dues to the former manager. The ***** of ********* for this association instructed us to obtain from these owners proof of their payments. I believe for this association, there were three homes where the homeowners communicated they had paid the former manager. Two of the homes have provided documentation of their payments and their balances were zeroed out. The owner filing this complaint had not provided that information as of the date of her complaint. My company cannot simply remove her balance without either her providing proof of payment or the ***** of ********* instructing my company to remove the balance.

     

    This owner should be directing her complaints of the former HOA manager. I have filed a complaint with the ************************* seeking their assistance in forcing the former HOA manager in providing current owner balances and financials.
