  ***** inspected our 1986 home in ********, ** when in June of 2023. About a month ago, we discovered a leak in the garage and one of the skylights in the back porch. We had three different roofing companies come out to quote the repairs, and they all said that we need a new roof now. Even though ***** gave the roof a Satisfactory rating, which is the highest rating and states that the roof should last at least five more years, the roofers pointed out that a previous owner put silicone in between several shingles, that the original shingles were cheap and at some point, another layer of cheap shingles were installed over the old ones incorrectly, and the shingles were worn down in different areas. Wood is rotting underneath the areas that are leaking, and a new roof will cost us at least $18,000. We have to replace it ASAP since it continues to rain frequently. We emailed with ***** about the is*** and reviewed the photos that he took during his inspection with our roof. It appears he didn't take photos of any damaged areas and made no notes of concern. He responded that he didn't see any concern at that time, that it was eight months ago, and he suggested that we reach out to our insurance company about covering a new roof. He said he doesn't feel that provided an inaccurate report. There has been no major weather/ storms since we bought the home, and the insurance company won't cover the replacement since it's simply an old roof that wasn't installed correctly. We understand that ***** isn't a roofer and that his "professional" opinion is just an estimate, but eight months is a lot different than five years. We can't decide if ***** is just incompetent at inspecting roofs, if he knew the previous owners and was trying to help them out, or if he was trying to help out our realtor. Because of the contract we signed before the inspection, it seems unlikely that we can successfully *** him, or we'd have to pay a lot of money in attorney fees.

  Thank you for your feedback. I am sorry to hear that the roof has had issues arise that were not apparent when I inspected the home. My reporting is based on a visible inspection at a point in time and I do my best to give an accurate rating for my customers but as my contract states I am not responsible for issues that arise after the inspection as much can occur in an 8 month span. I want to also assure you that I absolutely did not know the previous owners and I was definitely not trying to help out the realtor. I am competent at inspecting roofs as I have been doing home inspections for years and this is the first complaint I've ever received. Again, very sorry to hear of your issues and I appreciate you bringing it to my attention. Thank you.
